4 DESCRIPTION The Old Mill is a magnificent, A-Listed, converted mill house, thought to date from the mid-18th century. It occupies an enviable position on the banks of the River Tyne and has been converted to an exceptional standard. The mill retains many of its original features from when it was a working, commercial building, including the mill stones, working gears and parts which can be seen in both the first floor sitting room and the ground floor games room. The original water wheel is still attached to the house on the south elevation. The current owner has upgraded the accommodation internally with a new kitchen and has carried out extensive works in the grounds. The property is approached up a flight of external stairs which lead to the front door and into the porch. The front hall has a WC and leads through part-glazed doors into the sitting room. This houses the former mill stones and has a wonderful view over the river, a door out onto a decked area and steps leading up to the kitchen. The kitchen, which was installed in 2013 has an excellent range of wall and floor units and incorporates a double Belfast sink. There is a 4-oven Aga, dishwasher and integrated fridge freezer. From the sitting room, there is a corridor off which there is a laundry room, two double bedrooms and a bathroom with a Jacuzzi-style bath and separate shower cubicle. On the second floor, there are two further double bedrooms; one has an en suite bathroom, the other has an en suite shower room. The lower ground floor would be ideal as a games room. It has a tiled floor and the gearing mechanisms for the old mill are visible through a glass screen.

7 SITUATION The Old Mill is situated approximately 3.5 miles to the east of Haddington, in a seclulded setting on the banks of the River Tyne. Haddington caters for everyday amenities with the High Street at the heart of the town which has many specialist shops, supermarkets, banking and professional services, a library and a good range of cafes, pubs and restaurants. The Aubigny Sports Centre has a wide range of sporting activities for all the family along with swimming pool. The town also hosts an annual agricultural and country show. Edinburgh offers a wide variety of cultural, shopping, leisure and business facilities to be expected of Scotland s capital. In terms of education, The Pumpkin Patch private nursery and The Compass Private preparatory school are nearby. Kings Meadow Primary School, Haddington Infants School and Knox Academy Secondary School are also within the vicinity. There are a number of private schools in Edinburgh. The property is ideally placed for easy access onto the A1 north and south. For those who travel into Edinburgh regularly, the local train station at Drem is 6 miles away and there is a bus link from Haddington to Wallyford which connects with local commuter trains. There is a mainline station at Dunbar (13 miles) which has a regular service to London. Edinburgh airport serves many UK, European and international destinations. For the outdoor enthusiast there is no shortage of activities in the area. The John Muir Way, which extends for almost 73km linking East Lothian with Edinburgh and the Scottish Borders offers magnificent views of East Lothian and provides the opportunity to experience the local flora and fauna. To the south, the Lammermuir Hills has many hill walks, trekking and a variety of field sports. For the golfing enthusiast, East Lothian is well known for its quality links golf courses, including Muirfield, Gullane, North Berwick and Luffness. To the north, the Firth of Forth with its sandy beaches is popular throughout the year with local families, picnickers, horse riders, ramblers and dog walkers. The coast is popular with windsurfers and kite surfers while North Berwick and Dunbar have yacht clubs.

9 OUTSIDE The formal garden at The Mill is situated to the south of the property. There is a large lawn and a number of herbaceous and shrub borders have been created. There are two decked areas which extend over the river and are ideal for outdoor entertaining. The trees surrounding these decked areas are floodlit. Beyond the decked areas, there is a trellised arch which leads into an orchard and extends down to a large shed ideal for storage or amenity use. To the southwest of The Mill is an island orchard. This has a large number of productive fruit trees. The river enjoys frontage on the charming River Tyne. This provides charming amenity and the opportunity to exercise the riparian trout fishing rights.
