4 LOCATION Surrounded by its own land, Higher Polmenna is located in an idyllic rural setting, within easy reach of Truro, St Austell and the Roseland Peninsula, just two miles from the sea. The nearby village of Tregony, known as the gateway to the Roseland Peninsula, is a wonderful, quiet community which offers a school, pub, two churches and a community centre. Caerhays Castle and beach are just three miles away from Higher Polmenna and provide ample opportunities for exploration and discovery, with a John Nash designed castle and extensive gardens. There are links to the coast path on the Estate, with the popular and idyllic Portholland beach lying a mile to the west of Caerhays. The city of Truro and town of St Austell provide extensive schooling, shopping and leisure facilities, with regular direct trains to London Paddington departing from both Truro and St Austell stations. Easy access can be taken to the A30 via St Austell. There are flights to many regional and international destinations departing from Cornwall Airport (Newquay), including three daily return flights to London Gatwick. HISTORY There has been a settlement at Higher Polmenna since at least 1293, when the property was known as Penmere (Cornish Pen and Meneth meaning Hilltop ). Later becoming Higher Polmenna, the house became part of the Lanhydrock Estate before being bought by the Caerhays Estate in The current owners of the property have hugely extended and restored it to an extremely high standard, using reclaimed materials and traditional methods where possible to maintain the character and appearance of this historic home.
5 THE PROPERTY Higher Polmenna has been substantially extended from the original farmhouse, with the current owners retaining original features while creating a bright, modern and charming family home. On the ground floor, the reception hall opens on to a drawing room and sitting room, all with oak parquet flooring, beams and lime plastered walls. The drawing room, with slate flagstone flooring, features an impressive inglenook fireplace, bread oven and woodburner. A stunning orangery at the end of the house provides glorious countryside views to three aspects and doors leading out to the grounds. The master suite occupies one end of the house and provides a spacious bedroom, large en suite bathroom and storage. To the rear of the property is a patio and heated pool, while several areas of the garden are laid to lawn. The garden provides panoramic views of the surrounding countryside and farmland. There are paddocks to the front and rear of the property which total approximately six acres. OUTBUILDINGS The walls of an original stone outbuilding surround the outdoor heated swimming pool, while an old piggery houses the pump room, water filtration room and a store. Further outbuildings provide stabling for three horses, a tack room and hay barn.
