Tenterden town centre is only about 3 miles to the south with its picturesque high street and shops. There are local railway stations at Headcorn and Pluckley. Planning Planning consent was granted on 31st August 2016 by Ashford Borough Council under Planning Reference 16/01038/AS for change of use of the oast house from agricultural to a dwelling. A condition of this consent is that two of the nearby agricultural buildings (the cattle Yard and the Hay Barn/Machinery Shed) are demolished and removed from the site. It is felt that one or two of the other buildings, particularly the traditional barn, have potential for conversion to residential or alternative use (subject to planning). Interested parties must direct their planning enquires direct to the Planning Department at Ashford Borough Council on (ashford.gov.uk). Lot 1 Farmhouse The farmhouse is believed to date from the late 1800 s/early 1900 s, is unlisted and now requires relatively significant modernisation. The majority of the windows are upvc double glazed, there are original fireplaces in 3 of the bedrooms and a wood burner in the kitchen. Outside There is a concrete drive from the lane with mature hedgerows to the side with a small lawned garden to the front of the house and a further lawned garden to the rear. To the side of the drive is a small garage with greenhouse lean-to. In the back garden there are 2 wells and an oil storage tank which is not currently connected. a) Traditional Oast House with Planning Consent This lies directly to the rear of the house having brick and weatherboard elevations under a traditional Kent peg tile roof. Internally the ground floor is brick whilst the first floor is boarded and houses the Hop Press which will remain at the property. The oast measures approximately 52 3 x 16 9 together with a 15 3 diameter roundel to the northern elevation. Adjoining the eastern elevation is an American kiln measuring approx 18 x 7 4. b) Traditional Barn About 61 3 x A beautiful oak frame set on brick being weatherboard clad under a Kent peg tile roof. From Ashford/M20 (Junction 9): Leave Ashford heading due south west on the A28, following the signs to Tenterden. Pass the villages of Great Chart and Bethersden and continue on until reaching High Halden village. Proceed through the village centre past The Chequers pub and then take the right turn into Hookstead. Continue along and take the first left and the farm will be found after a short distance on the left hand side.
