To the front, (south) is a large double-glazed conservaty, ideal f d ining and relaxing, providing views over the main garden with a variety of mature trees. T he farmhouse is in good decative der. It has b een a family home f over 30 years and has also been run as a B&B. T here is ample parking to the side and rear of t he farmhouse, with the garden lying to the south and east and comprising lawns and trees. I n addition, the property includes a useful t raditional outbuilding with stables and garaging/stage. T he land comprises two grazing fields, suitable f hse livestock grazing, with a small burn r unning through the nth field. In addition, there i s a woodland area, which provides additional shelter and amenity. DIRECTIONS F rom Moffat town centre travel nth on the A701 t o the mini-roundabout at the nth of the town. A t the roundabout, turn off the A701 onto the r oad signposted Beechgrove, leading to Old E dinburgh Road, Annan Water. Continue out o f the town up the Annan Water valley f a pproximately three miles until you reach the f arm known as Ericstane. The public road terminates at this point. B efe the stone bridge into Ericstane F armhouse turn immediately right and then l eft across a me modern bridge. There is a f d just upstream f larger vehicles. From the bridge, follow the farm road f one mile. The wood offers a good level of amenity and comprises a mixture of mature Scots Pine/Sitka Spruce and Larch, with a smaller number of broadleaf varieties. ACCESS From Ericstane Farm, the access road is private with Cehead Farmhouse contributing towards its upkeep (including the bridge at Ericstane and secondary bridge further up). There are full rights of access along this road in favour of Cehead Farmhouse from the public road at Ericstane. Cehead Farmhouse, Skirtle Cottage, Cehead House, Cehead Farm and Ericstane Farm are all users of the private road with shared obligation to maintain. The neighbouring Cehead House and Skirtle Cottage retain access rights over the access road crossing the Cehead Farmhouse land. INTEGRATED ADMINISTRATION AND CONTROL SYSTEM (IACS) Approximately 5.82 Hectares of land (including woodland) is registered f IACS purposes. Farm Code 326/0020.
