4 Situation Retreat Farm is situated towards the end of a no-through lane on the edge of the village of Grimley in North Worcestershire. It is located on the banks of the River Severn and offers a stunning riverside setting with delightful views across its own land and the river. This is a peaceful, rural setting with excellent communications by road and rail in the heart of England. Worcester offers excellent schools, good services, premiership rugby, county cricket by its Cathedral and horseracing on the banks of the River Severn. Regular trains run from Worcester and Droitwich Spa to Birmingham and London and the M5 corridor is easily accessed at Junctions 5, 6 and 7. Local footpaths and bridle ways provide access to some glorious countryside. For sale freehold Retreat Farm is a Georgian Grade II Listed farmhouse. The rooms are well proportioned with three reception rooms and a fine farmhouse style kitchen with granite tops and traditional Aga. There are five bedrooms on the first floor with two en suite bathrooms and a family bathroom. The Marina Planning permission has been granted and has been started for a 136 berth marina. There is car parking and a marina reception building erected where the five bay portal barn stands. There is a potential to create 127 further berths, subject to the necessary consents.

8 Basic Payment Scheme The land is registered on the Rural Land Register with the entitlements established and claimed under the Basic Payment Scheme. The payment for the current scheme year (2015) will be retained by the vendor. The entitlements are included in the purchase price (they will be subject to VAT) and the relevant number of entitlements will be transferred to the purchaser(s) on completion.
