It is set in an elevated position to the nth and west of the village of Dalwhinnie, on the edge of the Cairngms National Park with views across Glen Truim to the mountains beyond. The property lies approximately 30 miles south from the popular winter spts centre of Avieme, and 20 miles nth of Pitlochry, which caters f the holiday maker all year round. The villages of Kingussie and Newtonme with their extensive facilities, shops and restaurants lie approximately 14 miles and 11 miles nth respectively. Dalwhinnie sits at the head of Loch Ericht and is well suited as a base f expling the Cairngms National Park be it on foot, mountain bike by railway. Within Dalwhinnie itself, there is a hotel / café, a garage and distillery, and a junction onto the A9 trunk road provides good access nth and south. The unique feature of Heatherlea is its close proximity and direct platfm access to the railway station at Dalwhinnie. The Caledonian Sleeper train which runs between London Euston and Inverness 6 nights per week, stops in Dalwhinnie Station from where the owner of Heatherlea can step off the train and set foot directly onto the Heatherlea land. Heatherlea is currently used as a successful self-catering holiday let. Holiday letting is very buoyant in this area and this property would make an ideal investment, as well as an appealing second / holiday home. DESCRIPTION Heatherlea Cottage is a snug and most comftable cottage which will appeal to countrylovers, walkers, climbers and skiers. It is a traditional detached cottage of one and a half s tey height with a single stey wing to the side a nd pch extension to the front. It is constructed p rimarily from stone with upper block / harled w alls and a cement tile roof and is fully double g lazed with Velux windows to the upper flo. T he garden comprises a small paved patio to the f ront, surrounded by grass with views to the e ast towards the Cairngms. The land included w ith the property is narrow in shape and runs m ainly to the south of the cottage, extending to a pproximately 10.9 acres. It comprises mainly rough grazing and heather. O utbuildings consist of a timber garden shed and log ste. A mple car parking is available to the side and rear of the cottage. DIRECTIONS F rom the Dalwhinnie turn off on the A9, c ontinue into Dalwhinnie village and all the way t hrough on the A889 (Ft William road). The r oad bends around the Dalwhinnie Distillery and a cross the railway bridge with a sharp left turn i mmediately afterwards. Continue f a pproximately two hundred yards and as the r oad sweeps round to the right, there is a gate on t he left which gives access onto the Heatherlea

NON-DOMESTIC RATES T he property is assessed f Council Tax as it is currently operating as a commercial self- catering unit.
