5 Location Situation Description LOCATION Nottingham is ideally located in the heart of England with excellent transport links, rapid access to the motorway system, a major railway station and a comprehensive public transport network. The city lies approximately 128 miles (206 km) north of London, 51 miles (82 km) north east of Birmingham and 73 miles (118 km) south of Leeds. Road communications are excellent with the M1 providing routes to the north and south and the A50 giving a direct link to Derby and the west. The train station located to the south of the city centre provides direct trains to London St Pancras International Train Station taking approximately 1 hour and 45 minutes. Nottingham has a population of approximately 305,680 (2011 Census), with an average of over 60,000 full time students studying across two universities. The local economy employs more that 300,000 people, and is growing at a faster rate than regionally or nationally and is also one of the UK s top ten retail centres. Riverside Building occupies a prominent position on the north side of Riverside Way and is highly visible from Queens Drive (A453) one of Nottingham s major arterial routes, 2km south west of Nottingham City Centre. The property is located next door to Wickes overlooking the River Trent and both Riverside Retail Park, NG2 Business Park and Castle Marina Retail Park are within close proximity. The residential catchment area of the Meadows lies to the north east and the proposed Queens Walk NET tram stop. Riverside Building is the former administration centre of fashion designer Paul Smith Limited. It is a detached single storey building constructed in the early 1980 s fronting Riverside Way. The property is situated on a site of approximately 0.36 hectares (0.9 acres), providing a service yard to the right of the building with secondary access off Robin Hood Way. The building is of steel portal frame construction with cavity brick and blockwork elevations surmounted by profile steel cladding. The pitched roof, is also of profile steel cladding, is fully insulated and incorporates approximately 10% translucent GRP roof light panels. The unit has a solid concrete floor and a height to the underside of the eaves of approximately 5.5m. Heating is provided by means of a gas central heating system. The entire site is secured by a 2.4m steel palisade fence and a 2.4m brick wall to the car park. The building is capable of sub-division to create a variety of unit sizes, meeting individual tenant requirements.
