6 Outside Rill Farm is approached via a lovely long drive and just before the house, is an attractive south facing walled vegetable garden which is terraced and provides another hideaway. A little further up the driveway is a spring fed pond amongst trees, there is also a small summerhouse to the north of the main farmstead. The gardens around and below the East Wing have been carefully considered resulting in a beautifully landscaped area with a series of picturesque walks and charming places to sit and view the valley. The land The land is formed by approximately 40 acres of agricultural land and 37 acres of woodland. The pasture land has been let to a local, successful, organic farming enterprise. The woodland extends to approximately 37 acres of which approximately 10 acres are mature woodland on the north side of the hill and about 12 acres are young plantations which are now well established. They are planted mainly with English hardwoods with some softwood mixed in. Location Rill Farm occupies a superb elevated position on the south side of Bigadon Hill with superb views over the Dart Valley from its commanding position. Buckfastleigh offers a wide range of amenities, professional services and individual shops, galleries and delis. There are good private and state schools, as well as the Steiner School in the local area at Totnes, Newton Abbot or Exeter, with the surrounding villages having excellent primary schools. The historic, market town of Totnes, just 5 ½ miles away, was nominated in British Airways HighLife magazine as one of the world s top ten funky towns. The town has a medieval castle, direct access to the River Dart and offers an eclectic range of shops, including an organic vegetable shop, a specialist record store, an exceptionally well-stocked book shop and many other interesting independent shops. There is a street market twice a week and a monthly food market. Exeter, approximately 24 miles away is the most thriving city in the South West and offers a wide choice of cultural activities with the theatre, the museum, arts centre and a wealth of good shopping, including John Lewis, and restaurants. There is also a Waitrose supermarket in the city. Many primary and secondary schools can be found in Exeter including Exeter School and The Maynard whilst Exeter University is recognised as one of the best in the country. The A38 provides links south to Plymouth and Cornwall and Bristol and London to the North via the M5 at Exeter. There are frequent rail services from Totnes and Exeter to London Paddington. Exeter International Airport offers an ever increasing number of domestic and international flights, including 2 flights a day to London City Airport. Directions From Exeter on A38, turn off at Totnes junction for the A38. This is also signposted for Salcombe & Buckfastleigh as well as Woodlands Adventure & Devon Railway. At top of slip way turn right and follow road down to mini roundabout. Continue straight over mini roundabout following signs to South Devon Railway and Otter sanctuary. Continue for approximately half a mile past turn off for above on left and Jet garage on right. Take second left after garage signposted to Velwell, Luscombe and Colston (there is a camping sign). Follow this road for approximately half a mile. As it begins to dip down the hill and branch left take the road straight ahead Colston Road (again follow camping signs).
