Truly Unique This fascinating property was built in the 1840s as a drainage mill and remained in service until The current owner s great uncle purchased the mill in 1950 and in the late 50s converted it into residential accommodation. It s remained in the family ever since, being a much-loved holiday home to three generations and being updated and improved over the decades so this is the first time it s come to the open market. As you approach, you can see the building has been altered with the addition of a conservatory that wraps around the first floor and forms the centrepiece of the dwelling. There are external stairs to the first and second floors and top of the mill, while the internal stairs are a more recent addition, being installed in the 1990s. The mill itself has comfortable two-bedroom accommodation and the owners have built a further two bedrooms in a log cabin on site, so there s room for multiple generations to holiday together, or two residences to offer two streams of income. This cabin is completely self-contained, with its own kitchen and shower room and both the bedrooms are doubles.

9 Never A Dull Moment The charm of the mill and of the secluded location are immediately apparent, but as you explore the interior you realise it s also very well set up and properly equipped as a home. The rooms are round as you d expect and full of character, while also offering modern conveniences. There s a full kitchen with dining and seating areas, plus a bathroom on the ground floor and en-suite w/c for the top bedroom. All in all, this is an incredibly relaxing and welcoming place. The setting is wonderful and so tranquil, with an abundance of birdlife. You have your own long stretch of river frontage here, plus a wet dock, so there s plenty of mooring for a keen sailor. The Broads Authority created an inlet running through the land and our children loved it because they could take the dinghy out there safely and paddle about to their hearts content, smiles the owner. He loves sitting up in the conservatory watching the world go by at a leisurely pace. It can be lovely and warm even on a cool, windy day, he explains. If you enjoy fishing you can bask in the serenity of the surroundings as you sit by the quay heading. The birds seem to move faster than the passing boats! The night skies are something special, as are the sunrise and sunset views, the skies exploding into colour. Norfolk is known for its big skies and you get a great sense of it all here. Fun On The Broads Whether it s walking, cycling, sailing, rowing, fishing, visiting local beauty spots or combing the nature reserves to spot rare species, if you enjoy spending time outside and you love nature then this is the location for you! What s more, although the mill sits in a quiet spot and seems gloriously remote, it s not isolated, with Reedham Ferry just down the road, boasting an excellent pub and restaurant perfect when you don t fancy cooking for yourself! Even in peak holiday season it s nice and quiet here, surrounded by our own land and down the long drive, but it s great to be able to pop out for a drink or a bite to eat, or to cross the river and explore further south. The Accommodation You have two access points to the mill, to the ground floor a door leads directly into the main bedroom with adjoining bathroom, whilst an external staircase leads to the first floor and the wrap around conservatory/covered veranda. Beyond here a door takes you through into the kitchen. From the first floor covered veranda a second external staircase leads up to the second floor where there is a ladder that leads to the top of the mill. On the second floor there is another bedroom. This bedroom can only be accessed internally from within the mill. The Ground Floor Accommodation This consists of the Circular Master Bedroom With twin exposed beams found to the centre of the ceiling. A window to the rear of the mill offers views over the water and adjoining countryside. A door offers access through into the Bathroom Where the three piece suite includes wash basin, WC and a bath complete with an overhead shower attachment and glass screen. From the ground floor, a paddle staircase leads to the first floor. Kitchen As with all the rooms within the mill, it is once again circular in shape. With cabinets found to one wall complete with tiled work surfaces. Appliances include an electric oven and hob, a larder fridge and a double stainless steel sink unit. From the kitchen four windows offer a double aspect over the surrounding area, whilst providing plenty of natural light. French doors lead off the kitchen out to the Conservatory/Covered Veranda This versatile space provides an additional reception to the mill, whilst also offering stunning panoramic views over the River Yare, the village and the adjoining marshes. From the conservatory, two sets of double doors lead out to the external staircases. The Second Floor The second floor is accessed off the kitchen via another paddle staircase. This leads directly to a further Bedroom Which offers an en suite WC. From the second floor bedroom, you have once again, extensive panoramic views over the surrounding area, whilst above you notice two further exposed beams. The Outside Situated on the banks of the River Yare, this converted former mill has been retained in the same family since the 1960s. Used predominantly as a holiday home, the mill enjoys outstanding views across the adjoining marshes including views of the river. Standing in approximately 2.25 acres of gardens and enjoying over 500ft of river frontage, The converted mill can be found to the outskirts of the village of Reedham. With a single neighbour some distance away, being the famous Reedham car ferry, which grants access over the River Yare. The property includes both a quay headed mooring which is now in some need of renovation and a wet dock. The mill is approached from the country lane via a shingle drive which provides off street parking for several vehicles. Agents Note A public footpath runs through the property s grounds, however it no longer has direct access to the village. For this reason, the footpath activity has decreased significantly over the years.

14 On the Doorstep The village of Reedham offers easy access to the town of Acle with schools, shops, pubs, restaurants, a medical centre, post office, library and a weekly market (visit for more information). Reedham lies in between Norwich, which is approximately 17 miles west, and Great Yarmouth, approximately 12 miles east. Norwich offers all that you would expect of a county capital with a wide variety of cultural and leisure facilities, a main line rail station with links to London Liverpool Street and an international airport. There is also a selection of good schools in both the public and private sectors as well as the University of East Anglia. On the other hand, Great Yarmouth boasts 5 miles of sandy beaches.
