7 From the kitchen a door leads through to a bright sitting room or fifth bedroom with French doors out onto the decking and garden. A door also leads out to the front. There is a fully tiled downstairs shower room, small utility and good sized study to the front.

13 Secluded from the road behind a conifer hedgerow, electric wrought iron gates open onto a Cotswold stone gravel drive offering parking to three or four vehicles. The garden to the fore is laid to lawn with a storage shed to one side and decking that leads to the rear on the other. The rear garden has various decked areas to catch the sun at different times of the day with a lawn running across the back and down the side.

15 Seller Insight Bought as a family home, over the last 12 years the current owners have built their lives in this fantastic spacious abode. We bought the house in 2003, we wanted to be in the heart of the village and that s exactly what we found here. We are half way between a fantastic playing field and a popular local pub and close enough to the church that we hear the bells chime on a Sunday morning. The property has been lovingly refurbished internally, with many unique pieces, chosen by the couple. When we first moved in I spent the best part of three months searching for the ideal fireplace recalls the lady of the house, the elegant pewter mantelpiece is now the focal point of the lounge. A dazzling kitchen with wine fridge and cocktail station provides a glamorous place for entertaining guests and hosting dinner parties as well as a practical space for the family to enjoy breakfast together. Our children are now ten and four and both my husband and I have fond memories of raising them here. The house is within walking distance of the highly regarded primary school and, being set back from the road, provides an excellent place for them to play freely all the way around the enclosed plot. The garden is stocked with a colourful array of clematis and rose bushes. There is plenty of space for outside entertaining, whether enjoying a BBQ or relaxing beneath the Jasmine covered pergola while the children play on the climbing frame. We will miss this house so much; we have created so many memories here which we will treasure forever. 16 WARWICK The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for its world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period. The town lies upon a bend in the River Avon, directly adjoining the neighbouring town of Leamington Spa and under ten miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theatre and live performance can be experience at The Bridge House Theatre, The Dream Factory and Warwick Arts Centre in addition to the nearby Royal Shakespeare Theatre, Leamington Assembly Rooms, Royal Spa Centre and the Belgrade Theatre. A consistent lure to the area for families is Warwick School for boys, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.

18 LEAMINGTON SPA In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in Bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn. The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.

The village also has its own church and community centre. Further education is available at nearby Southam. Access to the Midland motorway network is close at hand with junction 12 of the M40 and train links into London Marylebone from either Leamington Spa or Banbury.
