Ideally positioned between the quaint Old Village and the seafront, it is only a short walk to a wide and varied selection of places to dine. Local attractions include Shanklin Chine with its 45 foot waterfall and heritage museum, Godshill Model Village, Sandown Zoo, the Blackgang Chine and the renowned Needles, to name but a few. Access to the island is easy being a short crossing on the Portsmouth to Fishbourne on the car ferry or you can take a train from Ryde which means you do not need a car at all. The island has a loyal holiday following and events such as the Isle of Wight Festival help to bring new visitors to this very special island. Acquired by the present owners in October 2007, The Havelock has undergone a major programme of refurbishment over recent years which is appropriately reflected in the 4 Star rating. It is probably true to say all the hard work has been done and the results can be seen on the eye-catching bottom line. Not bad for working two thirds of the year and ideal if you see yourselves travelling the world through the winter months. Our clients priorities have now changed and for family reasons they are proposing to sell what is an excellent opportunity for new proprietors to capitalise on the still growing turnover and profits. THE PROPERTY A property of traditional construction under a combination of slate and flat roofs. The accommodation is laid out over ground, first and second floors. The public rooms and 11 letting bedrooms benefit from sea views. PUBLIC AREAS The Entrance Hall has a reception desk with office behind, doors to the public rooms and staircase to the upper floors. The Lounge Bar is comfortably furnished with an array of sofas and chairs, an attractive bar counter server. French doors lead onto the terrace and front garden. The bright and airy Dining Room (50) has similar views over the front garden to Sandown Bay beyond. LETTING BEDROOMS There are 22 letting bedrooms arranged over all three floors to accommodate up to 47 guests (3 single, 1 twin, 13 doubles, 3 family and 2 suites). Each bedroom is en suite (11 bath/shower and 11 shower) with colour television, hairdryer, central heating radiator and tea and coffee making facilities. 11 of the letting bedrooms have sea views, 2 of which also have balconies. SERVICE AREAS With in and out doors from the dining room the spacious kitchen is equipped to provide more comprehensive catering, should that be desired. A private dining area at one end provides for resident owners and staff. A door leads to the external laundry room, a separate storeroom and boiler house with a boiler and pump servicing the swimming pool. OUTSIDE Paved terrace overlooking the neatly manicured front lawn and flower borders. To the rear there is a heated swimming pool with paved surround and decked area - a wonderful suntrap. Car parking for 18 vehicles in marked bays, 9 at the front and 9 to the rear. OWNERS ACCOMMODATION The ground floor suite comprises an inner hallway with doors leading to lounge, bedroom with en suite bathroom and second bedroom. Previously a private staircase rose to the first floor and perhaps could be reinstated to include to more rooms into the family accommodation.
