We are also unusual in being able to offer our guests the opportunity to keep a privately owned boat in our Marina from which you can enjoy hours of boating around the beautiful Norfolk Broads before returning to Burgh Castle to watch the stunning sunsets over the marshlands, perhaps whilst enjoying a drink at our very own riverside pub and restaurant, The Fisherman s Inn. You may even be lucky enough to spot a rare seal in the river or in our Marina or hares playing in the meadows between us and the Roman fort. The right choice for your holiday home Our team will work with you to help you choose the ideal holiday home for you. Our key suppliers offer a choice of different style holiday homes, all built to the highest standards in order to provide you with comfortable and quality accommodation which is well insulated to enable you to enjoy holidays here all year round. Once you have chosen your perfect holiday home we will help you to find the perfect plot within our park to meet your needs, whether you are after a river view or views of the magnificent Roman ruins or just a quiet, peaceful spot. We will work with you to help you choose your perfect holiday home. We offer plots which will take a variety of sizes of holiday homes and therefore the cost depends on the make, size and design you choose with typical prices ranging from 40k to 175k (depending on the level of luxury you choose). For single width holiday homes we grant you a standard licence to site your holiday home on a chosen plot for 10 years. Longer tenure applies to double width holiday homes, with up to 25 years on the largest and most luxurious models with an opportunity to renew for a further 25 years. Initial charges will be calculated once you have chosen your holiday home and will include: The retail price of your holiday home inclusive of VAT The cost of transport of your holiday home to our park, siting it on the prepared plot and connecting it to mains services Attaching a fully fitted skirt to your holiday home as standard and with a veranda on many plots A siting fee to connect your holiday home to the services provided Annual charges are as follows: Site fees for 2018: 3,912 for a standard piped gas plot and 4,490 for a premium plot. Site fees are inclusive of water and sewage Services: piped gas and electricity individually metered Insurance: we offer a competitive park policy to fulfil the requirement that your holiday home is fully insured

Your holiday home must not be used as a permanent residence which means you must have another permanent residence elsewhere in the country. A copy of the full terms of the licence agreement is available on request. So what next? Once you have decided that this is the right park for you, it is an easy process to purchase your dream holiday home: 1. Choose your own plot from our current availability (holding deposit required) 2. We will help you to choose your perfect holiday home including selecting the make, style and size of your holiday home to suit your requirements and we will arrange for you to view your chosen model with our key local suppliers and agree personal specifications 3. Once your choice is made, you place an order and pay a 25% deposit 4. Advise you of availability and delivery of the holiday home to the park 5. Arrange siting and connection of the holiday home (including gas and electrical certification) 6. Arrange for the steps, skirting, veranda and balcony you have chosen to be fitted 7. Both parties sign the standard licence agreement 8. 4 Your Questions For many the prospect of buying a holiday home will naturally raise many questions. Below you will find some common questions and answers, however don t hesitate to contact a member of our team if you need any further information. Can I choose the location of my Holiday Home? Yes, you have a choice of a number of new development locations on the park. Site fees vary however depending on the location and size of holiday home you choose. Can my friends visit me? Can they stay in my holiday home when I am not there? The answer to both is yes. Many people choose to own a holiday home so that their family and friends can enjoy the experience as well. We also allow you to sub-let your holiday home for up to six weeks of the year. Will I own the land? No, you are buying a holiday home along with the right to occupy a pitch on the Park, providing you pay the annual pitch fees and adhere to the Park rules, but you are not purchasing the land. Does Burgh Castle Holiday Park offer disabled access? At Burgh Castle Holiday Park we welcome people with a variety of access needs and many of our facilities are designed with this in mind. We can also provide specially designed accessible holiday homes from most manufacturers, so please ask our sales team for details. How many months of the year can I use my holiday home? The park is open for holiday use from 1st March until 31st January each year. Outside that period holiday homes may not be used. How long can I keep my Holiday Home on its plot? We only sell new holiday homes for ownership at Burgh Castle Marina and Holiday Park. Tenure varies from 10 years for a standard 12 or 14 feet wide Holiday Home to 25 years with an opportunity to renew for a further 25 years for or 20 feet wide Lodges. These tenures apply provided you pay the annual site fees, abide by the park rules and maintain the holiday home in good condition. If I buy a Holiday Home can I live in it? We offer you the opportunity to enjoy holiday use for 11 months of the year. Your holiday home must not be used as a permanent residence which means you must have another permanent residence elsewhere in the country. At Burgh Castle Holiday Park and Marina we do offer some residential park homes for sale so please contact us for our latest sales list. How much deposit will I need to pay? Holiday homes will require a cash deposit of 25% of the purchase price to secure the purchase. What additional costs are involved after I have bought my Holiday Home? There are several annual costs payable such as annual site fees which range from 3,560 for a standard plot to 4,090 for a premium plot with a river view - this is the rent paid to the park for occupying a pitch each year, for water and sewage. All piped gas and electricity supplied is individually metered on a monthly basis so you just pay for what you use. You will also need to insure your home - we offer a competitive park policy to fulfil this requirement so please speak to one of our team. Can I finance my Holiday Home? Here at Burgh Castle Holiday Park we have found that many of our customers prefer to organise and manage their own finance arrangements. However if you would like some help to enable you to spread the cost of your holiday home, please ask a member of our team who can share with you some of the many providers who can offer you finance options. Is buying a Holiday Home a good investment? Holiday home ownership at Burgh Castle and Marina is a lifestyle choice for you and your family. It should not be considered as an investment for the purposes of yielding an income. Holiday home ownership should be considered over the longer term.
