The middle part of the market, 400, ,000 has proved to be the busiest from the start of the year we have seen a resurgence in sales agreed in the 900,000 1,750,000 range, both along the coast and further inland, which we have not seen for some time. There are two large land mark dates looming; first the introduction by the Chancellor of a 3% stamp duty surcharge on second homes and buy-tolets came into force on April 1st (the Chancellor chose the date!). We do not think this will have a marked effect on second homes sales along the coast. There is strong demand here not only from London and the Home Counties but also from the Midland counties of Leicestershire, Northamptonshire and Bedfordshire. The second landmark is the EU referendum on June 23rd which will be the focal point of attention for most of June. Whilst the London market is faltering, Norfolk remains a good value destination and whilst supply continues to be short, demand remains strong.
