5 Suffolk Nettlestead is a small hamlet located approximately 6 miles from the county town of Ipswich. Nettlestead is surrounded by some of the prettiest Suffolk towns such as Needham Market, Lavenham and Hadleigh all offering an array of shops and restaurants. Ipswich is within easy reach and provides a more extensive range of shopping, recreational and educational facilities. The village is well situated for commuting from Ipswich and Manningtree with regular services to London Liverpool Street. The A14 is just 3 miles east and provides direct links north to Bury St Edmunds and Cambridge, and south to the A12 and on to the. The pretty coastal town of Aldeburgh is just 28 miles east.

6 High Hall High Hall is an exceptional Elizabethan Grade II* listed property positioned discreetly on the edge of Nettlestead village. Pevsner suggests that High Hall is clearly only a fragment, however, the contemporary and muchadmired architect Eric Sandon, in his book Suffolk Houses (1977), cannot find evidence to support this assertion. One supposition, contained in James Bettley s recent Pesvner update The Buildings of England, is that the Hall was on the Wentworth s estate and probably built by them as a dower house or, more likely a hunting lodge because of its fine vantage points overlooking the surrounding countryside. High Hall is approached up a gravel drive to a turning area at the front of the house. The front door leads to an ante hall with flagstone floor leading into the hall. The main hall is often used as the dining room.

9 Leading from the hall are the kitchen/breakfast room, sitting room and drawing room. The drawing room is a particularly fine room with oak panelled walls and large working fireplace. The room enjoys pretty south westerly views over the gardens. The kitchen/breakfast room features a central island and oil fired Aga with French doors leading out on to the terrace and doors to the boot room and back stairs. The main staircase is in the north west corner of the house and is an exceptional piece of joinery. The staircase has 7 flights, with channelled newels (formerly with ball finials) and widely-spaced turned balusters. The stairs rise 2 floors. The principal bedroom suite is located on the first floor and there are 3 further bedrooms and 2 bathrooms, cinema/play room, laundry room and linen room. The second floor has three further bedrooms and 2 further family bathrooms. A secondary staircase in the south corner of the first floor leads down to the kitchen.

14 Gardens and grounds There is little doubt that the garden at High Hall must be one of the most diverse, interesting and well maintained in the county. A paved terrace surrounds the southern elevation of the house and the garden which is mainly laid to lawn on this side extends away from the Hall to a hedge and pillared gateway. The gardens are immaculately landscaped with beautiful borders. There are numerous specimen trees as well as areas of neatly contained wild gardens. From almost everywhere there are views over gently undulating countryside to the south west. To the front of the house is a path flanked by topiary and an orchard to one side. A gate leads out to the lane. To the north west corner of the garden is the hard tennis court and lying to the north of the house and well screened by hedging is the swimming pool. Adjacent to the pool is a delightful pool house with open sides allowing views over the garden. In the western corner of the property is a large open paddock extending to approximately 4 acres. Outbuildings Leading from the back door (boot room) is a small enclosed courtyard with greenhouse, workshop and garden stores. A gate leads to the front turning area and to the 3 bay carport. Stairs to one end lead up to a room over. Also leading form the courtyard is a further gate leading to the gardens.
