Cowdenbeath is easily accessed from the A92 and is approximately a 40 minute drive to central Edinburgh. Glasgow, Perth, Stirling, Dundee as well as the East Neuk of Fife can all be accessed within a comfortable hour and a half drive. The town is also located just off the M90 motorway which leads from Edinburgh to Perth. Many of Scotland s tourist attractions including Edinburgh Castle, the Wallace Monument, the Kelpies and the Falkirk Wheel are all within a comfortable drive making the hotel an ideal touring base for guests. The business is also popular with workers and business people who tend to utilise the business on a regular basis. THE PROPERTY The property is a traditional stone built detached villa extended in the 1990s. The main accommodation is over ground and first floor levels, the majority of the property lying under a pitch and slate roof with a flat roof extension to the rear. Main entry is via an entrance vestibule to the front of the building which leads into a large entrance hallway. To the left hand side there is a well appointed dining room with attractive bay window fully carpeted to accommodate 25 guests comfortably. This area is used for guests breakfast and in the past has been used as a THE PROPERTY (continued) restaurant as well as a venue for hosting funeral teas and small functions. To the right hand side of the entrance vestibule on entry there is a well presented bar and lounge with bay windows. This room has a number of comfortable armchairs and couches as well as a feature corner bar with gantry and fitted beer font. The bar is exclusively for residents use. LETTING BEDROOMS There are a total of 7 letting bedrooms all of which are on the first floor. The current breakdown of rooms offers 6 ensuite bedrooms with one non ensuite bedroom which has a wash hand basin and utilises its own private bathroom. The breakdown offers 3 double, 2 twin, 1 single and 1 family sized bedroom.

3 LETTING BEDROOMS (continued) Prospective purchasers should be aware there are an additional 2 letting rooms which our clients do not utilise at present. One is a single sized room with the other being a family room, both having wash hand basins and are non ensuite. All rooms are decorated to a pleasant homely standard with TVs and hospitality trays as standard. OWNERS ACCOMMODATION The owners accommodation comprise a suite of rooms to the rear of the business premises. These rooms comprise of a large ensuite bedroom and two further rooms which our clients currently use for an office and storage purposes. In addition, the owners suite includes a separate toilet. SERVICE AREAS Service areas include a domestic/commercial kitchen, utility room, a boiler room/dry store as well as numerous storage and cupboard spaces throughout the property. THE BUSINESS The business has been owned by our clients since 2002 during which time they have continued to improve and invest in the business. At present the business is run as a bed & breakfast to suit our clients personal requirements. Our clients only offer breakfast in the morning and limited evening meals to guests on request. However, there is obvious potential for new proprietors to take over the business and expand the business offering at the Struan Bank Hotel. In the recent past our clients have offered the full service evening meals to guests as well as to take bookings for family celebrations, Christmas meals and cater for funerals etc. Through our clients own choosing they have restricted the trading of the business to suit themselves due to ill health but the more active promotion of this business by new enthusiastic owner proprietors will only help boost turnover and profits. In addition there is serious business expansion potential in placing the business on an internet booking system.
