5 Tulach Nore Tulach Nore is approached through a mature tree lined avenue, well set back from the road (R445) in a peaceful setting. The Victorian residence is set over two floors and enjoys scenic views across the Slieve Bloom Mountains. The house is in good order throughout and has been maintained over the years, making it an extremely comfortable residence. Graciously proportioned rooms giving tremendous light and space, briefly comprising of drawing room, dining room, billiards room, library, study, sitting room, kitchen, pantry, utility room, eight bedrooms, master bedroom ensuite with dressing room, two bathrooms and shower room. History Henry J Harding was born in 1846 and represents the first generation shown as living at Nore View. Nore View was demolished and replaced by the current Victorian residence Tulach Nore between by Henry J Harding. His son, George Harding, served in the Boer War and in WWI. He retired a Colonel in 1930 moving back to the farm overseeing the addition of five bays and two wings. Farm and lands The land provides an extremely private position for the house, and includes fertile lands with some woodland and 1,100 metres of river frontage on the River Nore. The house and gardens comprise circa 4ha (10 acres) and there is approximately 63ha (157acres) of good quality grazing land and circa 22ha (55 acres) in forestry. The Callows provide some 13ha (33acres) of summer grazing. Behind the house there is an enclosed courtyard of stone outbuildings currently used as garages and store rooms, but which could be converted to stables. The sheds and outbuildings in the farmyard, also behind the main house, currently provide stables, grain stores, a hayshed and other ancillary buildings. From the farmyard a gravel and fenced track leads to a silo, used over winter to house approximately 120 head of cattle but has the capacity to cater for up to 500. The recent Ash plantations were planted by Green Belt and the front of each Ash plantation has been softened with Irish Oaks, Common & Black Walnut, Sycamore, Douglas Fir, Silver Birch and Norway Maple. The afforested area at the bottom of the farm bordering the River Nore was planted with Sitka and some Ash. There was a Norway Spruce plantation but this was felled and recently been re-planted. The flight pond put in several years ago attracts Mallard ducks and, from mid-winter onwards, Teal as well. There are otters on the River Nore and the Callows area attracts Snipe, Woodcock and Curlew. There is also a strong hare population on the farm. Gardens The walled kitchen garden at one time provided for the house and its guests and had in excess of 60 fruit trees. The poultry housing abutting the walled kitchen garden was recently refurbished..

7 LOCATION Tulach Nore is located approximately 8km from the M7 on the R445 road in the small village of Pike of Rushall, in County Laois, formerly Queen s County. The Pike of Rushall is located in-between the town of Mountrath and the village of Borris-in-Ossory. Tulach Nore is approximately 118km south west of Dublin and some 89 km north east of Limerick. Junction 18 of the M7 motorway is approximately 8km to the east (5 minute drive) of the property. Access to the M8 motorway is just 15 km to the south of the property. The nearest City is the medieval City of Kilkenny some 43km to the south. Towns and trains The town of Portlaoise is located approximately 28km north east of Tulach Nore and is one of Ireland s fastest growing towns, due to its location in the Dublin commuter belt. The town has seen a 37.9% increase in population from 2006 to 2011 and boasts some of the country s best services including a regional hospital, a fire station as well as a range of secondary and primary schools. The town has long been a major commercial, retail and arts centre for the Midlands including the Odeon cinema and Dunamaise Arts Centre, with its theatre and art gallery. A large vibrant town with many of the country s leading/national retailers represented such as Dunnes, Tesco, Harry Corry, Lifestyle Sports, Mothercare, Halfords & Penneys, to name a few. The train station in Portlaoise is on the Dublin to Cork Intercity railway line, with a good daily service to Dublin and an average journey time of 1 hour to the Capital. Amenities Ballyfin Demesne, some 20km to the north of Tulach Nore, is a luxury 5 star hotel located at the foot of the Slieve Bloom Mountains, ideal for evening dining. Kinnitty Castle hotel is located within the majestic Slieve Bloom Mountains. Kildare Designer Outlet Shopping Village is 17km to the north, approximately 15 mins by car on the M7 towards Dublin. Kildare Village provides over 80 boutiques including Armani, Gucci, DKNY, Barbour, Mulberry and many more leading luxury brands. The village is open 7 days a week and on Thursday, Fridays and weekends is open until 2000 hrs.
8 Schools There are a wide range of schools within a short drive of Tulach Nore. Mountrath, Portlaoise, Roscrea and Nenagh host primary and secondary schools. Fishing Two of the main rivers in Ireland run through County Laois the Barrow and the Nore which bounds Tulach Nore. The river Nore provides salmon and brown trout fishing. Local Sporting Golf at Mountrath, Birr and the Heritage in Portarlington. Racing at the Curragh, Tipperary, Limerick and Kilbeggan. Several good hunting packs including the Laois Hunt and the Ormond Hunt, all within boxing distance. The Illaunmore Driven pheasant shoot in Co. Clare, is just under an hour s drive of Tulach Nore whilst The Mulberry shoot, also in Co. Clare, is just under an hour and a half away. Ballinacor in Co. Wicklow is just under an hour and a half and Ballinatray in Co. Cork is just under two hours south. Clay pigeon shooting and stalking can be arranged through nearby Kinnitty Castle.
