While three separate hotels, there is obvious scope for joined up management both behind the scenes and for marketing, cross-selling and staffing. All three hotels are a short walk to the town centre, beach and golf course - all popular areas in this beautiful coastal town. Design has been at the forefront of the refurbishment of all the hotels, each has it s own character: Hebasca is intelligent but with a sense of humour. Fully refurbished in 2013, Hebasca features 23 very luxurious and well appointed bedrooms. With a bold cocktail bar and a laid-back restaurant it is playful yet elegant. The restaurant and bar are comfortable but not stuffy, it s the way hotels should be whether as a leisure guest or staying on business, but looking for the highest standards. An Mor is just plain fun. Perfectly named after the Cornish term for the Sea, it is perched on the hill boasting stunning views of the harbour, canal and Atlantic ocean. Unashamedly British with images of Winston Churchill, a psychedelic stag and bowler hat light fittings. Inside there are multiple areas that are fully licensed for wedding and civil ceremony's and there is a very large function room fitted with all the latest technology. What was once the outdoor pool has been turned into an outdoor bar and party venue. A gazebo sits high on the lawns with stunning views of the bay and is a fabulous place to get married. In fact, this outside location is one of the only places licensed for such in a considerable radius. The rooms are mid-market, very comfortable and the hotel has plenty of parking. An Mor was named as an 'up and coming' Hotel to watch by the Sunday Times prior to its opening in Spring 2015.

3 Tommy Jacks: The Times Top UK Budget Hotel 2014 and 2015 is all about the beach. It s relaxed, low-key and being only a stone's throw away from the beach - it is in a great location. The hotel has 20 bright and comfortable rooms and a family-friendly restaurant which is beach-inspired with surf and skate boards, funky colours and fish tanks. Sophisticated pizzas are on the menu, along with burritos and burgers. The big terrace is perfect for a beer in the setting sun and it s a short walk to the beach huts, the sand and surf. Bude sits on the rugged North Cornish coast where a safe haven was created from an inlet and a canal was built to carry the mineral rich sand inland to fertilise the county s fields. Today the beaches of Summerleaze and Crooklets, along with the famous Sea Pool in-between, are the draw for many thousands of tourists each year.

4 Tommy Jacks: Crooklets Beach Cafe, Crooklets, Bude EX23 8NE The Property: Built around the turn of the 20 th century, the hotel is four adjacent town houses in a terrace of six and is laid out on ground and two upper floors. Public areas: Up half a dozen steps, across the terrace and into the light, bright and stylish reception. The atmosphere is welcoming and family friendly. Decorated with surf and skate boards the first impression is of fun. There is a reception desk with an office behind. Right into Sea Jacks Restaurant which seats approximately 60. Here too there s lots of colour and a mixture of pop art, graphic art, graffiti and cartoons adorn the suspended ceiling light fittings. The bar, seating approximately 45 and with standing space for many more, is left of reception and again it s full of colour style and a mix of seating from comfortable armchairs and sofas to banquettes and stools with high tables. There are 3 aquaria (Ocean, Amazon and Mangrove) created with the help of the Plymouth Aquarium.

5 Tommy Jacks cont : Letting Bedrooms: 20 letting bedrooms (7 standard, 5 superior, 6 luxury and 2 family, both for 4). Each room is en suite all with shower and some with bath too. Independent electric heating, TV with Freeview, Wi-Fi, radio/alarm with ipod dock, tea and coffee, hairdryer and a laptop safe. Outside: The raised terrace is the full width of the hotel at the front and has glazed balustrading, lawn and attractive tables and chairs for around 50 - its a great place to watch the sun set. There is a small service yard to the rear and a shared back lane. Staff accommodation: There is a 2 story, 3 bedroom apartment to the rear of the hotel. Service areas: Office behind reception plus a second office/store upstairs. Fully fitted kitchen, various stores, boiler room.

6 Hebasca: Downs View, Bude, North Cornwall, EX23 8RE The Property: Built around 1930 as a detached house, the original building has been much extended both to the front, the side and the rear. Laid out on ground and two upper floors, rendered, with a tiled roof. Public areas: A lot of attention was lavished on the hotel when it was refurbished and this is evident as soon as you step into the entrance hall with its slate floor, smart reception desk and stylish lighting. On the left is the cocktail bar where there are two high tables with six stools and a glazed balustrade, the bar itself is illuminated from within and the colour can be changed depending on the mood needing to be set. It s a few steps down to the lounge, filled with comfortable sofas and chairs in vibrant colours. The oak flooring is throughout the lounge and bar as well as into the restaurant. Here there is a mix of seating including banquette as well as traditional restaurant chairs for approximately 45. Stylish murals adorn the walls and the view from the bay windows is out over the golf course. It is a very attractive environment indeed.

7 Hebasca cont : Letting Bedrooms: 23 letting bedrooms (4 standard, 14 superior, 4 luxury and 1 play room ). Each room is en suite all with shower and some with bath, too. Gas fired central heating, direct dial telephone, TV with Freeview, Wi-Fi, radio alarm clock with ipod dock, tea and coffee making facilities, hairdryer and a laptop safe. Outside: Wrapped around the front of the property is a formal garden comprising wellkept and stocked beds and hard landscaping, footpaths and the outside terrace, which has tables and chairs for about 20. Tarmac car park for 17. Staff accommodation: At the back of the property there is a large 2 storey space which has been turned into a managers apartment with a mezzanine double bedroom, the kitchen and bathroom are under it and the lounge is at the front. Service areas: Ground floor office, kitchen, prep room, boiler room.

8 An Mor: Hartland Terrace, Bude, Cornwall EX23 8JY The Property: Dating from around the 1930s, the property is laid out on ground and two upper floors with a lift. The property is rendered with a slate mansard roof. Public areas: One of the main footpaths from headland into town goes straight past An Mor and with its two striking portico entrances, one for the function suite, the other to reception, bar and lounge, it s a great spot to pick up some passing trade. You know you ve stepped into a hotel with a difference as soon as you walk through the door as the design of the ground floor is fun and is sure to put a smile on your face. The reception desk is decorated with a picture of three urchins peering into the window that looks down into the cellar, and above the desk the lighting is made out of five bowler hats. To the right is the guest lounge, a large portrait of Winston Churchill with a Union Jack bow tie presides over the Chesterfield sofas and chairs. Left takes you into the Bistro and Bar with seating for 50 and beyond the bar with its imaginatively lit servery and images of Del Boy and Trigger on the wall (from the classic episode where Del Boy falls through the gap in the bar).

9 An Mor cont : Public Areas cont : The main restaurant/breakfast room is towards the back of the property, again with classic images of the Beatles and Blackpool with an An Mor twist. To the left is the function room for 200, but there is a swinging wall which opens into the Breakfast Room to make the space into a fantastic ground floor function area. As mentioned earlier it has its own entrance from the front. The entrance hall is lined with images of paparazzi to greet glamorous guests as they walk to their party. The function room is well equipped with special lighting, air conditioning, sound system, and video conferencing - our clients have thought hard about the technology. There is a bar and male and female toilets within the function room so it is self-contained. Letting Bedrooms: 27 letting bedrooms (6 standard, 12 superior, 7 luxury and 2 family, each comprising 2 bedrooms). All rooms are en suite. The rooms have smart electric heating which can be controlled remotely. Gas fired central heating, TV with Freeview, Wi-Fi, radio alarm clock with ipod dock, tea and coffee making facilities, hairdryer and a laptop safe and many have large Union Jack beanbags.

10 An Mor cont : Outside: there s a terrace out front to entice people from the beach on their way back to town. A particular feature is the area that was once a swimming pool that has been covered and turned into a large terrace bar for perhaps 100. It has its own bar cleverly made out of a shipping container but clad with timber and at the far end there are steps up to the lawn which has fabulous views out over the estuary and the beach. This outside area also includes toilet facilities. The gazebo is the perfect place to get married. To the front is an adopted lane and parking for 7 or 8 and to the back of the hotel is the main parking for guests. Staff accommodation: A 3 bedroom flat with an open plan lounge and kitchen. Service areas: The office is behind reception and there are various stores and a boiler room.

LICENCE All the hotels run a 24 hotel licence, though bar hours tend to be 11 to 11. An Mor also has a Wedding Licence. TRADE As the hotels have only been trading for a short period they are only starting to get into their stride. In particular An Mor only opened towards the end of summer Trading profit and loss accounts are available upon request along with projections for the businesses which look very attractive indeed. PRICE 4.75m for the freehold property complete with goodwill and trade contents (according to inventory) excluding personal items. Stock at valuation.
