Haytor itself, rising 454m above sea level, is an amazing place and draws lots of visitors, particularly in the season of course. The hotel is part of HF Holidays, a business that specialises in walking and group holidays and this has been the core of the guests at the hotel for many years. It is a comfortable place to stay, the public areas include a delightful lounge bar with a stunning chandelier and the spacious dining room has south-facing views across the garden, on a clear day you can see the sea. Most guests are staying dinner, bed and breakfast, but straight B&B is on the rise, including passing trade. The Dandelion Café is a charming tea room and offers a bar menu too and is building a good footfall. The village of Haytor itself is tucked into the folds of Dartmoor with the Moorlands Hotel on the main (unclassified) road across this part of the moor. Dartmoor is a stunning place famous for the sheer sense of space, its ponies that roam inside the cattle grids, the walks of course and events such as the ten tours which stretches the endurance of the teenagers who take part. Around 400 teams participate in May each year. Moorlands is also famous as the place where Agatha Christie wrote her first book, The Mysterious Affair at Styles. She had been egged on by her sister that murder mystery novels were too predictable, as a result Hercule Poirot was born. The Haytor Visitors Centre is adjacent to our client s property so it s a busy place. Bought by HF Holidays in 1998 the hotel offers comfortable rooms and increasingly takes non-resident, single night only guests. The hotel offers tremendous scope to become an all-round business whilst still retaining walking groups and others who wish to visit the moor with friends and also catering for a broader market. 3 THE PROPERTY Built around 1892 as a gentleman s residence, but run as a hotel since 1905, the hotel was refurbished after a fire and the property extended into what you see today. The Dandelion Café has had a lot of money lavished upon it in 2012 including the roof and all of the necessary infrastructure for it to be a standalone tearoom come bar. The accommodation is laid out on ground and two upper floors with a basement boiler room. Mainly built of stone with a mixture of slate and flat roofs. PUBLIC AREAS As you drive off the moor the Dandelion Café is directly in front of you, so it is the sensible place to start. Rather unassuming on the outside, on the inside it has a lovely atmosphere. It s on two levels, the upper reaches up into the eves, there s a wood burning stove in the fireplace and a mixture of sofas, tables and chairs giving a very relaxed atmosphere. On the lower level a mixture of floor coverings provides variety and the smart timber bar servery is fully equipped. In total 60 covers. It is sometimes let for private functions and used as the dining room to provide a change from the main restaurant for guests who are on breaks. To the left of The Dandelion is the main hotel entrance and flagged entrance hall. The stairs rise to the first floor from here. In front are the doors through to the dining room and, on the right, the bar/lounge. The bar/lounge is a charming room, much larger than one might expect, and it has a sense of grandeur. Recently refurbished the first thing is the striking Dartington Crystal chandelier, a stunning piece one of only two, the other was on the QE2. The room has a baby grand piano and comfortable seats and leather sofas, and a fully equipped bar of course. Over looking the garden, and south facing, is the dining room which can comfortably cater for 60. The bow shaped picture window wraps around the entire room, quite a feature. Slightly hidden from view is the function room, it occupies the left-hand end of the ground floor. The timber floor is ideal for dancing and is ideal for specialist dancing weekends. It s a good space for up to 80 with picture windows looking out over the garden.

4 Boot and drying room, outside an area is set aside for taking off and cleaning muddy footwear. Just inside the door is the drying room for wet clothing and for muddy boots to keep them out of the hotel. LETTING BEDROOMS Currently there are 37 letting bedrooms and whilst many are set up as spacious singles, which fits much of the current pattern of trade, there is clearly an opportunity to turn these into doubles. With the change capacity rises to 74 plus. The more spacious rooms would be capable of taking families with extra beds. Each room is en suite with a mixture of baths and showers. STAFF ACCOMMODATION Being management-run there is staff accommodation in the hotel including a self-contained 2 bedroom managers flat, a single staff bedroom in the main building and 4 staff bedrooms in the stable block, plus a staff bedsit. POSSIBLE OWNER S HOUSE Subject to planning, it may be possible to reorganise a large part of the stable block into an extremely attractive house for owners. You would lose the four staff rooms. The stable block courtyard is tucked in a corner so it s remarkably private and in addition to the stables themselves there are a couple of other store rooms, a small barn covered in corrugated iron, and four garages which require a new roof. SERVICE AREAS There was once a reception which now serves as a manager s office. The main kitchen sits between the dining room and the function room which works very well. Various store rooms, basement boiler room. OUTSIDE There are two ways into the car park, but the most common is straight off the moor and across the cattle grid. Laid tarmac for approximately 30 cars, the area is surrounded by raised mature woodland borders befitting the moorland location. The buildings sit in delightful grounds. Once they were probably quite grand, but they are kept to a good standard with wide lawns (a little mossy), two large paddocks (about 4.4 acres) and some woodland that goes to compliment the setting. 5 SERVICES Dartmoor National Park. Mains, gas electricity and drainage, private water comes from a small reservoir on the moor. LICENCE The property has a premises licence permitting the sale of alcohol on and off the premises. WEBSITE TRADE The hotel trades seasonally, opening early March and closing about the first week of November, they open at Christmas too. Our client tells us that hotel had a turnover of 631,000 net of VAT for the year ending 31 October I m sure that you will agree that this is modest for a property in such a stunning location. As it bears around a reasonably pronounced left-hand bend, approximately two miles or so after leaving the B3344 you will see Haytor in front of you rising out of the open moorland, the hotel is on your left.
