3 SUMMARY The ground floor of Old Sessions House offers a very special opportunity for an occupier to do business in one of the most unique retail and leisure spaces in Clerkenwell. 5 introduction THE JEWEL OF CLERKENWELL Old Sessions House was built as a public gathering place, and today this Grade II* listed building is being reimagined as an all-day destination. 8 The ground floor which once housed a large bail with prison cells and the building s wood oven kitchen has been remodelled and will host an eclectic mix of food and drink vendors restaurants, bakeries, bars, delis or markets businesses that desire an inspiring venue. On the top floor and roof level, the former Judges Dining Room will reopen as an intimate restaurant, lounge and wine bar a place to sip a dark cocktail and catch up with friends against a backdrop of historic, faded grandeur. The main building, directly accessed from two entrances on Clerkenwell Green, includes two magnificent old courtrooms, former judges rooms, and a grand dome modelled after the Pantheon in Rome. These spaces will host a principal tenant either a dynamic headquarters building or a members club concept that is carefully selected to complement the space and the surrounding neighbourhood. This is a space unlike any other, one that combines the allure of the past with the vibrance of contemporary Clerkenwell.

7 introduction The ground floor of Old Sessions House will be adapted to provide unequalled and historic space in a truly unique building. The lettable accommodation available is about 9,200 square feet, with a further 2,600 sq ft of outdoor accommodation such as terraces and courtyards. Benefitting from eight entrances from either Clerkenwell Road, Farringdon Lane or Clerkenwell Green with ample windows to each and tremendous ceiling heights of up to 3,5m this unique space will be attractive to a wide range of concepts. The floor will pay homage to the building s past, with its vaulted ceilings, original brick ovens and lime-washed brick arches. The architectural evidence of a floor once covered by prison cells remains complete with cell bars, prisoners staircases and Portland stone cornices giving the space its distinctive feel and character. 13 The original atmosphere of the ground floor has been reinstated, and the historic features that make this space so particular have been retained. The space has been adapted with modern services to offer a comfortable experience. The old prisoners courtyard and other outdoor areas are being restored and designed to create relaxing, unique terraces and amenity space. The ground floor at Old Sessions House offers the opportunity to enhance this unparalleled space, make it your own, and, in doing so, help shape this remarkable building and lively environment.
8 Design & architecture Design & architecture A COLOURFUL CONTRAST Old Sessions House has always been a gathering place, and today it is being reimagined as an all-day destination for working, drinking and dining. A curated mix of people and brands will fill the elegant space and imbue it with their passion. The ground floor of the new Old Sessions House pays homage to the building s dark and motley past, with its former dungeons, original brick ovens and lime-washed brick arches. The architectural evidence of a floor once covered by prison cells remains complete with cell bars, prisoners staircases and Portland stone cornices giving this 9,200-square-feet space its unique and exclusive character.
9 Design & architecture The original dungeon atmosphere of the ground floor will be reinstated, creating potential for a space of personal character. The historic features that make this space so particular can be repurposed for a modern experience. The vision is that one could start the day with a coffee in the prisoners courtyard; relax in a spa in the former dungeon; enjoy a lunch, with bread baked in one of the building s old wood-fired ovens; or dine in the evening at a restaurant housed in the former prison cell bays. Old Sessions House offers an opportunity to inhabit a space unlike any other and make it your own and in doing so, help shape this lively neighbourhood. 17 Adjacent and connected to the ground floor lies the prisoners courtyard. It is a reinstated original area contained within Portland stone walls and cobblestone ground where the prisoners were dropped off before trial. The space has been remodeled to host a sunny green oasis facing Farringdon station at a crossroads with vivid pedestrian traffic to and from the station and the rest of Clerkenwell.

The area was traditionally associated with breweries, distilleries, the printing industry and highly skilled crafts such as watch and clock making. Currently, with more creative business per square mile than anywhere else in the world, Clerkenwell is London s hub for creativity with a strong sense of community Clerkenwell is certainly one of central London s most exciting urban villages. Each spring, the neighbourhood hosts Clerkenwell Design Week, a key event in the global design calendar at which brands like Herman Miller, Vitra and Zaha Hadid open their showrooms and exhibit their designs. In 2015, more than 35,000 people attended this three-day festival. The area is also one of London s top culinary destinations with Exmouth Market, St. JOHN and The Modern Pantry. 14 HISTORY HISTORY THIEVES, MURDERERS & REVOLUTIONARIES The scene was just as lively outside the building. Literature s mischievous Oliver Twist was caught and taken to the magistrate in 1837 for the skilful pickpocket work of his friend, the Artful Dodger. In 1863, Farringdon opened as the terminus of the Metropolitan Railway, the world s first underground subway, bringing with it a flurry of activity from the other end of the line at Paddington. Literature s mischievous Oliver Twist was caught and taken to the magistrate in 1837 for the skillful pickpocket work of his friend, the Artful Dodger. Old Sessions House finished construction in 1779 and opened in 1782 under the name of Middlesex Sessions House as a courthouse. The Palladian-style building was grand, with a façade of solid Portland stone and lonic columns some of the most expensive materials of the time. For the next 70 years, its coffered dome built in the style of the Roman Pantheon saw hundreds of legal cases, and prisoners marched down to the basement cells. And in 1902, Vladimir Lenin and his wife arrived just across the street and made the Edwardian house at 37a Clerkenwell Green the publishing headquarters of the pre-bolshevik newspaper that would bring Lenin s ideas to thousands of Russians. Today, the house is the Karl Marx Memorial Library, with Lenin s original office preserved inside.
15 HISTORY In the early 20th century, the court was relocated and in 1931 the building became the headquarters of Avery Scales, a manufacturer of weighing machines. In 1950, the building was included on a national list of buildings of special architectural and historic interest despite the fact that over the next 30 years, Clerkenwell would go through a period of decline. With the lag in traditional industries, the building became a Masonic Lodge yet its historical significance through this turbulent time did not go unnoticed. In 1994, Old Sessions House became a Grade II* listed building, a designation awarded to less than five per cent of buildings in the UK that pays homage to its unique architecture. And today that grandeur is being reinstated, bringing this storied landmark into a new era. 29
