10 Utilities: Taxes: Town of Danville 2015 non-homestead rate - estimated to roughly be $1, for Lots 6 & 7 combined. Power: Road: Septic: There is power along VT Route 2 and it s provided by Washington Elec Co-op. The owner has paid for an engineering study to bring power to the edge of the three lots. Easements will need to be finalized but seller as verbal agreements at this time and the total estimate was approximately $27,000. Owner may be willing to negotiate joint power installation. Bayley-Hazen Road is a town owned but unmaintained road. It is in excellent condition and maintained by the property owners on the road. No formal agreement is in place that the owner is aware of. It appears to remain open through the winter. Soil testing was completed by Chase & Chase Surveyors & Septic Designers in June 2013 and the soil looks to be favorable for construction of a homes on each of the lots. Lot 6 - A complete wastewater design and state permitting is completed for a 4 bedroom residence. It appears to be a conventional in-ground system. Lots 7 Soil results for Lot 7 have indicated the likelihood of gravity fed raised Presby systems. Soil test results available. Driveway: There currently is a shared access road for lots 6 & 7 have direct frontage on this shared access road and by the survey appear to own to the center of this road. Lot 8 has direct frontage on Bayley-Hazen Road, but for convenience a short Right-of-way will be provided over Lot 7 to access an existing roughed-in driveway to the likely house site. Water: Zoning: There is ROW for a parcel to the north of the subdivision that travels along the shared access road and along the eastern edge of lot 6 and western edge of lot 7. Area typically supports drilled wells. The property is zoned within the Conservation district. See attached for partial information. Boundaries: All cornet pins have been found and identified. Most of the boundaries have been marked with pink/ orange blazes or orange flagging. 17 Area Information Page 2 Rivers and Lakes Lake Groton: Lake Groton (422 acres) is long and narrow in shape and lies in a north-south direction. It is approximately two and a half miles in length, about a half mile in width, and has a maximum depth of about thirty-five feet. A dam impounds the water at its southern end. This area is shallow and contains wetlands on the eastern shore and a common loon nesting site. Lake Groton is popular for all types of water-based recreational activities and has two state parks. The fish population consists of smallmouth bass, largemouth bass, chain pickerel, yellow perch, brown bullheads, and sunfish. Lake Morey 538 acres with a maximum depth of 43 feet. The public boat launch offers a concrete ramp and year-round recreation is permitted. Common fish species include Yellow Pirch, Northern Pik e, Large & Smallmouth Bass, Bullhead, and Panfish. Waits River The Waits River is located in a w o o d e d v a l l e y i n t h e northeastern portion of Verm ont. The overall description covers the entire boatable section from the town of Waits River through Bradford Vermont, approximately 11.5 miles. There is a three mile section that is of most interest to boaters and is located about a mile below the Waits River town put in. Skiing, Snowmobiling, Snowshoeing Bolton Valley 1 Hour, 6 Minutes Bolton Valley sits high in the Green Mountains of Vermont. It is a unique, high mountain alpine village surrounded by over 5,000 pristine acres. At Bolton Valley, the recreational opportunities are as numerous as the views are spectacular.
