The area is rural with a mix of small to large acreage parcels and is developed primarily with a mix of smaller homes or cottages and permanent residences. The Tyax Wilderness Lodge adjoins the subject to the west. There are also some wilderness or adventure businesses based in the area. The area is considered desirable due to the close proximity of many outdoor recreation opportunities including hiking, mountain biking, fishing, ski touring, and heli-skiing. The area has seen a resurgence of interest over the past decade due to the good potential for numerous recreational activities. Area residents and realtors working in the area say that there is a demand for property in the area.

The most likely water source would be Tyaughton Lake or Tyaughton Creek. A septic field would provide sewage disposal. The subject is an irregular square with approximately 2625 FT along each side.

3 The subject is a rectangular shaped 155 acres situated at the northeast end of Tyaughton Lake. The subject property is currently un-serviced, however power and telephone is located on Tyaughton Lake road or can be brought to the property via the adjoining property to the west. The most likely water source would be Tyaughton Lake or Tyaughton Creek. A septic field would provide sewage disposal. The subject is an irregular square with approximately 2625 FT along each side. There is approximately 900-1,000 FT of lake frontage on the southwest corner of the subject. Access is from the Mud Creek FSR which runs through the northwest corner of the subject property. A good 2WD road provides access through the subject property to the lakeshore and crosses Tyaughton Creek providing access to the southeast portion of the property south of the creek.

4 The property slopes gently to moderately down from the Mud Creek FSR to the lakeshore with approximately 500 FT in elevation change. The property has numerous level benches suitable for building sites. The subject has been logged in the past and is currently treed with a mix of Evergreens and deciduous trees. The south facing portion appears to be predominantly aspens and the north facing portion appears to be predominantly evergreens. There is easy access to the lake. Initially the lake is shallow and then deepens 20 to 30 FT from shore.

5 There is ample sun exposure and excellent views of Tyaughton Lake and the surrounding ridges and mountains from most angles within the property boundaries. The subject site is very large, private, and secluded with a lakefront setting. Lakeshore access with approximately of waterfront.
