The town offers a great medical clinic, good schools, festivals, numerous shops, restaurants, motels, professional services (basically all the amenities you would ever require), except those who crave the big box stores which can be found in Kamloops and less than 1 hour away. Kamloops (less than an hour away) Although the nearest community is Barriere (approx. 25 km from the property) and home to all your basic necessities, the nearest city is Kamloops. Kamloops is the largest city in the Thompson Nicola region with a population of approximately 90,000. It is has a well-recognized hospital, airport, Thompson Rivers University, hundreds of professional offices, a good mix of chain and big box stores and unique shops and restaurants. The city and surrounding area is home to an incredibly diverse landscape of sagebrush-covered hills, ravines, wide open grasslands, rugged mountains, forested valleys and pristine lakes. As a semi-arid ecosystem, our natural environment provides habitat for many unique plants and animals. Nowhere else will you find championship golf courses, renowned mountain biking trails, world-class skiing, dozens of lakes for fishing and boating and more. By road, rail or by air Kamloops is easy to get to. Four major highways come together in our city, providing convenient access from major centres such as Vancouver, Calgary, Edmonton and Seattle. Adams Lake (a few kilometres away) Adams Lake is a large, deep (2nd deepest in BC), coldwater lake. The lake s upper reaches lie in the northern Monashee Mountains, while its lower end penetrates the Shuswap Highland. The lake is well known for offering prime boating and is 63 km

5 long and ranges from 1.6 to 3.2 km wide. Water flows into the lake though many tributaries, most notably the Upper Adams River, Momich River, and Bush Creek. The water drains from the lake into the Lower Adams River which is home to a very large and famous sockeye salmon run which attracts many visitors to the region each year. Most of the shoreline of Adams Lake lacks any sort of development, partially due to the geography of the shoreline, which is mostly sheer rock faces or steep, stony beaches. A few beautiful and natural beaches exist as well some man-made sandy beaches have been constructed for public use. RECREATION Although the majority of the surrounding properties are agricultural in nature this property sits in a recreational paradise. Not far away is access to hundreds of miles of FSR roads to explore with a number of small lakes for fishing, great hunting and hiking. Adams Lake and a boat launch is only a few kilometres down the road where you have prime boating and fishing. In winter the area has great snowmobiling, cross-country skiing and Sun Peaks Alpine Resort is less than 1 hour away.
