Noyestar Rd is a year round, town maintained and plowed road. This is a formal address, provided by the town. Wetland: According to the Agency of Natural Resources mapping system the property contains approximately 7.11 acres of Class 2 Wetlands (see map). Foundation: There is a 20 x 24 concrete slab foundation located at the northeast corner of the property just off the road frontage. The structure consists of a wood platform and a partial wall frame with some plywood siding.

14 Utility & Property Info: History: Additional Property Information 1947 Noyestar Rd, Walden, VT The seller is providing the following as an alternative to a Sellers Property Information Report. The current seller has never used or occupied the premises and has little to no knowledge of the property. This is a brief history and understanding from the current seller. The property was owned by the seller s mother and father, who obtained the property in 2006 through fair market sale. His father used the property as a retreat/ camp and his mother had very little knowledge of anything about the property or camp. His father has since passed away along with much of the prior knowledge, so the seller is doing his best to disclose what he knows based on information from his mother. His parents sold the property via owner financing to a couple who never made a payment, however, logged the property, tore down the camp and did some unknown work to the property that likely includes the existing slab and structure on the property. The property was then taken back through foreclosure and transferred by his mother to the current seller (her son) through a quit claim deed. His mother, based on what she remembers from the previous owner, believes there may be some type of septic system on the property. There may be a spring that was used to the southeast of the current structure and she remembers there may be a buried power line from the spring to the camp for some type of pump. Nothing is known about the existing slab or structure or any improvements that were done by the last buyers. It appears that the previous buyer left construction debris in a pile behind the structure but the snow is too deep to know exactly what is there. The property was a municipal dump/burning area during the 1960s-70s and an environmental study was completed in This report is attached and each potential purchaser should review it and form their own opinion, as to the viability of the property for their needs. In research by the listing agent, it appears from the State of Vermont ANR mapping system that much of the property is considered Class II wetlands except for the elevated sections along the road frontage. The seller is selling the property in its current as is condition with all due diligence responsibility to the purchaser. There will be a due diligence clause in any Purchase and Sale Contract stating that is the purchasers responsibility to perform all due diligence to make sure the property conforms to the buyer designed use and standards.

In 1911, care of the mountain was entrusted to the State Forester who managed with the aim to keep it in a primitive state according to Battell's wish. 16 Area Information Page 2 Rivers and Lakes Peacham Pond A 331 acre pond with excellent year round fishing for such species as Brown Trout, Rainbow Smelt, Yellow Perch, Bullhead, and Panfish. There is a public gravel boat ramp perfect for small to medium boats. Lake Elmore Lake Elmore is 219 acres, and lies northwest of the village and empties into the Lamoille River through Pond Brook. Common fish species are Yellow Perch, Northern Pike, Smallmouth Bass, Bullhead, and Panfish Waterbury Reservoir The Reservoir is the ninth largest body of water in the state of Vermont and was created in the 1930's by the CCC as a flood control project to protect towns and villages along the Winooski River Valley. From late spring to early fall, the Reservoir is maintained to a surface area of 850 acres and has a maximum depth of 100 feet. To prepare for normal spring snow melt and runoff, the surface area is reduced to between acres throughout the winter. The designed flood control capacity of Waterbury Reservoi r is approximately 9,000,000,000 gallons. Joe s Pond A 78 foot deep, 396 acre pond, with a large population of private camps surrounding it.
