3 MASTER DEVELOPMENT PLAN 2021 Delhi has witessed a huge gap betwee demad ad supply of housig uits. Whe the Delhi Master Pla was reviewed i 2006, it was observed that 35 lakh housig uits were required whereas DDA provided oly 3.5 Lakh uits. Lack of ifrastructure ad acquisitio of lad i Delhi affected the process of meetig the demad. The process of acquisitio was cotiually challeged by the lad owers due to low compesatio. The Govermet realized these facts ad otified a ew pla kow as MPD 2021 vide Gazette Notificatio No. SO 141 dated 07/02/2007. The pla focuses o optimum utili zatio of available resources, both public ad private i lad assembly, ad housig. For the first time i Delhi, private builders/ farmers/ soci eties have bee allowed to come forward ad buy or emble the lad i otified zoes ad desigated pockets meat residetial use. Delhi is spread i over 1402 square Kilometers ad the a Delhi is over 704 square kilometers. The remaiig d of 700 square kilometers has bee ulocked i the hi Master Pla 2021(MPD 2021)uder Five Zoes with ames Zoe J, K1, L, M, N, & P-II. To esure uiform developmet across the zoe, Govt. has added a ew chapter called Lad Assembly Policy vide Clause No. 19 uder Delhi Master Pla 2021 uder which the DEs are required to surreder their acquired lads to DDA ad DDA i tur will retai some portios of these lads for its ow developmet use like roads ad other ifrastructure, while returig the balace lad equivalet to the DEs for residetial developmet. Road Map Builders/Societies/Compay/ Idividuals are required to buy the lad from farmers or lad owers i desigated Zoes specially earmarked for residetial eeds. These lads are exclusive of Gree Belts ad Low Desity areas. Builders/Societies/Compay/lad owers are the required to surreder their assembled lad to DDA ad the DDA will retur the lad to the builder withi the radius of 5 KM cosiderig the factors like roads, public utilities, hospital sites etc. provisioed i the sector pla. Builders/Societies/Compay/lad owers are the required to prepare their layout plas, get them approved from DDA ad start the costructio. This will ot oly ease the burde of lad cost but also that of commo areas ad utilities. Availability of membership Membership is ope. Allotmet & approval of membership is purely o first come first served basis. Members who pay full lad cost will be give preferece. How to become a Member Apply for membership o a prescribed form alog with share moey ad aual subscriptio charges, as metioed i the applicatio form. Pay the lad share moey as per size of the apartmet chose alog with membership applicatio form. All paymets are to be made through a Cheque/DD i favour of Jeeva Vihar Welfare Society. Membership will be grated after due verificatio ad cofirmatio of iformatio as provided i the applicatio form. Paymet Schedule Paymet towards the lad cost will eed to be deposited immediately alog with the applicatio. Oce costructio commeces a Costructio Liked Paymet Pla (CLP) will be desiged ad all members shall adhere strictly to the said pla. Cost Escalatio The lad cost is fixed as o date. There will be o escalatio o the lad cost parameter. With regard to costructio cost, we have take ito cosideratio our architects' estimatios, based o possible prices of material at the time of costructio. However, ay major escalatio i the basic cost of materials will be factored ito the costig ad shall be shared by all members proportioate to the category of flat chose by them. Developmet Cost Ay developmet cost/taxes/duties that may be levied by the Govt. shall be charged extra ad bore by the members i a uiform maer. Maiteace Cost Actual maiteace cost shall be arrived at oce the possessio process is complete. Projected pla for executio of the Project The society has already draw up a pla for time boud executio of the project. The total time frame for the completio is pegged at 5-6 years, of which the iitial two years would be utilized for developmet of lad procured ad thereafter the costructio of the flats, etc., is pegged at 3-4 years. However this period shall commece from the date of possessio of lad ad ot from the date of registratio of Society. Bye-laws of the Society The bye-laws of the Society have bee approved by the Registrar. Surreder of Membership O receipt of writte applicatio from the origial member followig amout shall be refuded. Refud: Regardig Lad Cost, costructio cost etc., full amout shall be refuded to the member whe ay ew member replaces him/her, the oly he/she would get his/her moey back.
