They have negotiated to buy the property currently occupied by the Shell Station on the south side of Tanque Verde and east of La Petite Academy and CVS Pharmacy at the Shoppes at Bear Path. The gas station will be removed and Walgreen's will build a new 14,800 sq. ft. store on the site. In addition to additional retail space, this store will offer a drive through window. That window seems to be very important to Walgreen's and appears to be a primary reason for moving. The store will be similar to the rest of the free standing Walgreens around Tucson. At a public meeting on July 10th, the developer of the site explained that a modification of the intersection at Tanque Verde and Catalina Highway would be required (see adjoining map). They need to change the crossroads into a four street intersection. It's presently configured as "T" with Catalina Highway ending at Tanque Verde. The change would accommodate improved vehicular access to the Emeritus Senior Living Center and would give Walgreens an exit at the light. With this modification, the traffic signal would be modified to allow Walgreen's patrons to turn westbound on Tanque Verde. No one can build on the wash to the east of the site (between the Shell station and the senior care facility). However, Walgreens intends to build a small bridge over the wash conwalgreen s New Store Continues on Page Gate Codes Are you or someone you know (e.g. family, contractors, etc.) using a gate code that was not expressly assigned to you? Well don t be surprised to find one day (or night) that it no longer works! Someone is actually using the emergency code assigned to Tucson Fire Department to gain access. Others have found codes for UPS and other contractors. These numbers will be turned off shortly and new ones exclusively assigned to the proper authority. The new intersection leg would look similar, if not a little smaller, than the intersection at Bear Canyon where CVS is located. New Store Location New Access Road Walgreens will have to build a catch basin east of their store and next to the existing wash for parking lot run off. The newly constructed 25 foot wide access road across the wash would be 30 feet south of the roadbed and would include a new sidewalk. They intend protect the existing old growth Mesquite trees in the boundaries of the scenic corridor, and would re-landscape any disturbed area of the wash. The next meeting, which will discuss more of the plans including the design of the store and the landscaping, will be held on Tuesday evening, July 24th at the Bear Canyon Library. 4 By Jon Gibson, Complete Landscaping As summer moves along, some insects become less common while others start to appear. The aphids and mites are fading away, for example. Typical late summer insects present now include fall webworm, annual cicada, and katydids. Summer Tree Pests P A G E 4 worms can be found mainly on Texas Mountain Laurels. If not treated quickly these tent worms can do severe damage to the bush/tree they are in. Insecticide can be purchased at any hardware store, just make sure to read the label to verify it will kill tent worms. When spraying the bush make sure to get inside the bush with the wand because most insecticides are contact killers. Cicadas are heard more than seen. The annual or dog-day cicada makes considerable noise while sitting up in shade trees during the heat of the day. Some refer to them as "sewing bugs." This is not the same insect as the periodical cicada, which is also called either the 13 or 17-year locust. Annual cicadas rarely cause noticeable damage to trees, so control is rarely suggested. Jon is a monthly contributor to your Castle Rock Times with great horticultural Katydids also make noise while sitting in trees, but at night. Male katydids "sing" through much of the night from the tops of trees. Katydids are green, about 2 to 3 inches long, and have both long antennae and legs. These insects do not cause any significant damage to trees. Depending on your point of view, their singing may be annoying or just a soothing sound of the summer night. Of the three, fall webworms/tent worms are the most visible. Silk tents have been showing up in a variety of shade trees. Close inspection reveals caterpillars inside. As they feed and grow, these caterpillars make the web larger to cover more foliage. When young, the caterpillars will only eat the upper surface of the leaf, but as they get older they will eat the entire leaf except larger veins and the midrib. 6 P A G E 6 The Homeowners Association invites you to participate on one of our several community committees. These committees help create plans and solve issues in regards to many important projects. Openings include: Newsletter - gathers, writes and helps publish this new formatted, electronic newsletter. Design Review Committee - Reviews and approves requests from homeowners to make design changes to their properties such as changing their house color, putting on an addition, putting in a pool, etc. Landscaping Committee - Addresses issues with and makes future plans for the landscaping within our community. Lakes Committee - Addresses issues with Volunteer Now and makes future plans for the lakes within our community. Parking Committee - Addresses issues with and makes future plans for the parking rules and provisions within our community. Security / Gate Committee - Addresses issues with and makes future plans for the security within our community, including issues with the entrance and exit gates. Roads / Walkways Committee - Addresses issues with and makes future plans for the roads and walkways within our community. Recreational Facilities Committee - Addresses issues with and makes future plans for the recreational facilities within our community including the Rec Center, Fitness Center, and surrounding areas. Social / Welcome Committee - Plans community events, such as the annual yard sale, and coordinates activities for welcoming new homeowners to the community. Reserve Study Committee - Determines long-term budget needs for the community in regards to capital items. Many of these committees have only one or even no representatives. Please contact our Community Manager, Edna Balko at Cadden Management or one of the HOA Board Member (see below) if you are interested in helping in any capacity. Just a couple of hours a month would be a great help. Thank you. Earlier this summer, the crew from Complete Landscape pulled about 70 dead fish out of just one lake here in Castle Rock. The fish were Tilapia, and various other fish including some 2 foot koi (carp). Experts from Phoenix came and tested the algae and other potential problems in the lake in question. They reported that twice a year when it gets really hot or the first time and really cold for the first time the fish in question sometimes do not survive. Some Carp also do the same thing. We Fish Story were assured that this is normal. It just seems that there were more this year and that some folks were more aware of the problem. Fish in the lakes are replenished every year. The algae is also common and the lakes are treated as necessary. Residents are reminded that fishing is permitted in the lakes but only by residents and their accompanied guests. 7 P A G E 7 Expanded Recycling Tucson has modernized and simplified recycling. A new state of the art Materials Recovery Facility (MRF), opening this July, is letting us recycle a wider variety of material than ever before especially plastics. Now we can handle all seven types of recyclable plastics. The new MRF is a highly elaborate system of conveyers, advanced sensors, automated sorters, and skilled human sorters that separate glass (by color), aluminum, steel, all seven different types of plastics and different forms of paper and cardboard into single product types. This makes recycling at home EVEN easier. There s much less sorting and confusion about what can go into the Blue Barrel. There s no more guilt at having to throw away the previously unaccepted plastics like butter tubs, yogurt containers and produce clamshells. No more numbers or guessing. If it s plastic, recycle it. But please no plastic bags or Styrofoam. BEWARE: COYOTES AHEAD! With the hot weather, we are starting to see more and more coyotes coming out. Here is some useful information about them: Coyotes are smart animals and well adapted to living in our urban environment. Although some of them may move away from the urban sprawl, many will adapt to live in city parks and the desert landscape around housing developments. Due to this, they will eat almost anything from fruits and dates, to pet food and small animals. Many people see coyotes as dangerous. Although naturally curious, coyotes rarely attack people. They only become dangerous when they feel comfortable around you. Never feed a coyote or allow them to stay in your yard. By doing so, you allow them to see your home as a safe haven. If a coyote approaches, you must treat yourself as a dominant animal. Here are some tips to stay safe: 1. Show you are dominant by keeping eye contact with the animal. 2. BE LOUD! Make noises by yelling, blaring music, or banging pots and pans. 3. DO NOT RUN! This will stimulate the coyote s instincts to chase you. 4. Pick up small animals and protect children so they will not panic 5. Do NOT kill the coyote. Coyotes can only be captured or killed by someone with the proper license from the Arizona Department of Game and Fish OR in self-defense. 6. Do not feed the coyote. From The Desk of The Social Director... During the past several weeks, I have received s and telephone calls asking why our residents could only bring one guest to the bingo game. When we started the game, we wanted to make sure that our residents would come first. With summer months being a time for vacations, a lot of our residents are out of town, therefore the next scheduled games for July and August will be available to residents and their guests. If this proves to be successful, all future games will have the same guidelines. Be sure to watch your s for an up coming event in August. Shirley

Board welcomed homeowners. HOMEOWNER INPUT Owner stated her dissatisfaction with the changes to the wall on Tanque Verde adjacent to the community. Mr. Silverman explained that he has been working with County Supervisor Ray Carroll, sharing with him how the changes will affect the community. The Supervisor has offered to install large plants and is considering boxed trees as well. Mr. Carroll maintains that the wall cannot be raised to 6' without a permit. Mr. Silverman noted that there are some stays along the wall in other areas, and he feels that might work along the communities stretch of wall as well. Mr. Silverman has invited the Design Review Committee and Board of Directors to join him on Tuesday, June 5 th at the Recreation Center to discuss this item so he can learn what the group prefers that he can pass on to the County. Homeowner stated that she wants the Board to require more houses in the community to be repainted, as well as some walls. She stated that she is the owner of a house painting business, so she knows when it is needed. She noted that she placed flyers on owner s doors regarding their need to paint the home. By her count there are 90 homes that need painting and that a good paint job only lasts 7 8 years. She would like her business to be noted in the newsletter as a hiring option, along with some other painting companies. Homeowner attending the meeting also agreed that the Board should require more homeowners to repaint their homes when appropriate. She added that the Board is in place to keep the communities home values up by enforcing the CC&R's. She said that she has seen piles of stones in a driveway and a broken window at the corner of Emerald Lake and Castle Rock streets. Homeowner thinks that the reeds are out of control at Lake #14. Mr. Baker explained that he as discussed this issue with the landscaper already and learned from him that the birds are nesting at this time and he did not want to disturb them. As he does each summer, he will trim the reeds later in the summer. She added that there used to be big trees in the Common Area behind her house and she would like them to be replanted. The Board will take this request under advisement. CALL TO ORDER Meeting was called to order. LANDSCAPE COMMITTEE Jon Gibson of Complete Landscaping noted that some of the tree leaves have been curling, the cause is not lack of water but stress. He added that the reason that the grass is not growing well in some areas is due to excessive nitrogen and ammonia (dog urine). This could affect some of the new Ash trees that were recently planted, so he has added some activated charcoal to the soil to bring the balance to healthier levels. The Board had asked Jon to explain where some of the rock surrounding the lakes has disappeared to. He responded that the Minutes continues on Page 10...

10 Minutes continues from page 8... P A G E 1 0 rock is still there but in some cases gophers have disturbed the soil so much they have become covered up. Irrigation watering adds to this. Mr. Kaselemis directed Mr. Gibson to fill the empty large pots at the recreation center with flowers, and check into automatic watering. Mr. Gibson responded that he will check into this. MOTION: To approve the $2,800 Tree Trimming Bid from Complete Landscaping Co. The motion was seconded and PASSED unanimously APPROVAL OF MINUTES MOTION: To approve the April Board of Directors meeting minutes as amended. The motion was seconded and PASSED unanimously. FINANCIAL REPORT The April financial report was postponed until the Treasurer is able to attend the June meeting. MANAGER S REPORT Written report submitted to the Board. COMMITTEE REPORTS DRC Mel Silverman: The chairman of the DRC, Jim Singleton, has not had a chance to review the recently submitted plans for the Corde's garage due to being out of town. The plans were reviewed by the Board at the meeting. MOTION: To approve the Corde's architectural plans as submitted and that the owner must obtain all necessary requirements as needed. The motion was seconded and PASSED unanimously. LANDSCAPE Chris Kaselemis: Previously discussed. Nothing further to add. LAKES Doug Baker: The issue of the reeds at Lake #14 was previously discussed (page 2 in Homeowner Forum). Mr. Baker requested that the Landscaper's be notified about Lake #12 is 6 inches low because it is not draining properly into Lake #13. SECURITY/GATE Mel Silverman: There was discussion about the value of adding security cameras at the gates. It was agreed that since the police require so much additional information besides just the license plate the cameras would not help. RECREATIONAL FACILITIES Mr. Silverman: Two more tables and four chairs for each will be purchased by Mr. Silverman for the community from Home Depot. The repair of the fencing was discussed; Mr. Silverman has contacted Applebee's to repair and replace the damaged fencing as needed. COMMUNICATIONS Steve Schuldenfrei: Report postponed SOCIAL DIRECTOR Shirley Henning: Ms. Henning reported that she has sent welcome cards to three new residents. Bingo has been canceled until June. Mr. Baker volunteered to send out a mass to that effect. Using scratch lottery tickets as prizes will eliminate the need to register the community Bingo games with the county. OLD BUSINESS Fitness Center Contract: There was discussion about the fact that the new company did not bother to come to check the fitness center before entering a bid of $ per visit. It was decided that the contract with Arizona Health would be continued, even though there is a 10% increase. NEW BUSINESS + None NEXT MEETING The next Board of Directors Meeting will take place on June 25, 2012 at the Lakes at Castle Rock Recreation Center Meeting Room at 6:30 PM.
