2 WINDCREST EAST HOA BOD MEETING MARCH 30, 2015 The meeting was called to order by Felicia Ayoub at 10:30 A.M. The attendees were Felicia Ayoub, Barbara Caramore, Frank Cavallaro and Jack Tyniec; Walter Blanck The Minutes of the meeting of February 24, 2015 were reviewed, Motion made by Frank and seconded by Jack to accept the Minutes; all in favor, Motion approved. Financial Report February income was $54,920and operating expenses were $42,922 for a variance of $11,998. Year to date income was $115,556 and expenses were $117,395 for a variance of ($1,839). March checks issued through March 24 totaled $50, Old Business DC Electric is expected to be here Tuesday, March 31 to start repair work. They have received delivery of the fixtures needed to replace those that are missing or damaged and will be installing them. A representative from CertainTeed was at WCE on Wednesday, March Frank met with him and they checked the roofs of ten homes. They found that all shingles are date stamped by the manufacturer with the date they were manufactured. All of the homes roof shingles are beyond the warranty period. The roofs were found to have algae on the surfaces but the algae presents no problem to the integrity of the roofs. The representative indicated that there is a spray treatment for algae available. He also stated that organic products are no good. Once the spray is applied it is left on the shingles, it is not washed or brushed off. Frank and the rep then visited Town Hall in Riverhead where they were able to view records indicating the dates on which each roof was installed. The HOA BOD will obtain information regarding the algae spray treatment. The official report from CertainTeed is expected to go to Greenview Properties, then to David Eldridge, our attorney, and then to the BOD. We are waiting to hear from North Fork Seal Coating to schedule evaluating our roadways for winter damage. In addition to the various questions presented at the Managers Meeting, copy of which follows these Minutes, Felicia received a question from the Social Committee requesting the removal of the wall unit in the card room and replacing the television with a flat screen TV. Although the BOD members do not view this as an urgent matter, they will look into the need for this as well as the cost. There were two issues presented by residents at the Managers Meeting that were referred to Steve from Lawn Elements for reply. These answers will be discussed at the next monthly HOA BOD meeting. New Business The BOD members met with Artan Domi of Universal Roofing and Chimney to discuss roof repair, chimney flashing as well as waterproofing stone work, chimney chase covers and other issues relating to the maintenance of our residences. He will be preparing estimates for a few specific areas of repairs needed in the community. 3 We have received a new contract from Rainman which will be reviewed. Frank presented a list of damaged Belgian blocks and sprinkler heads that he compiled by walking through the neighborhood. This matter will be reviewed by the BOD. The BOD is replacing the exterior mats at the front and rear entrances to the clubhouse. The next meeting of the BOD will be Monday, April 27, 2015 at 10:30 A.M. The meeting was adjourned at 11:50 A.M. NOTES FROM HOA MANAGERS MEETING MARCH 19, 2015 The meeting was called to order by Felicia Ayoub at 10:30 A.M. The attendees from the HOA BOD were Felicia Ayoub, Walter Blanck, Barbara Caramore, and Jack Tyniec; Frank Cavallaro was absent; and from the Condo Managers the attendees were Tony Blasi, Pat Dodge, Fred Meister, Pat Welby and Dee Willoe; Jim Mikelbank was absent. Frank Cavallaro was not at the meeting because, at the time of the meeting, he was with the representative from CertainTeed who was responsible for evaluating the shingles. Felicia welcomed all attendees. She indicated that the BOD had requested that residents with questions or concerns regarding WCE contact their Condo Managers with the issues and the Managers would then present them at this meeting. Tony, who has recently been appointed a Manager in Condo I, had not as yet received any questions and Fred also indicated that he had not been contacted by any of the residents. Pat D. said she had received some inquiries regarding who has the responsibility for the roof repairs and roof replacement on the homes. Felicia assured her that she was correct in informing the residents that the roof is the responsibility of the HOA and stated that repairs and replacement are for function not cosmetics. Pat W. indicated that he had not been contacted by any of the residents with questions and then expressed his appreciation for all that the WCE residents had done for him during his recent illness indicating that for each of his seven trips into the city for treatment, a resident volunteered to drive him to the hospital. Dee received an from a resident concerning ice on the driveway at her home, explaining the conditions that existed this winter as well as stating what had previously been done to correct the condition. Felicia stated that the BOD will once again evaluate the situation. Dee also received an regarding the landscaping at the main entrance as well as the sand and salt on the roadways in the community. Steve from Lawn Elements will be contacted and asked to evaluate both issues. BOD members received an from a resident with three questions. The first is in reference to the staining on the roofs of some homes. This matter is being investigated and evaluated. We hope to receive a response from CertainTeed shortly. The second question concerns open vs. closed HOA Board meetings. In fact, the State of New York does not require open HOA Board meetings. The third question concerns the availability of WCE HOA financial information. It was suggested by the writer that this material be physically present in the Clubhouse. This matter was resolved when the Article 78 lawsuit was settled. All records are maintained and can be made available to residents for viewing at the property manager s office. Jack indicated that he is working on the 2014 Annual Report and expects to have it available by the end of April. The next Manager s Meeting will be in June, date to be determined. The meeting was adjourned at 11:35 A.M.

Ursula Mocniak UPCOMING EVENTS AT WINDCREST EAST WINDCREST EAST BOOK CLUB Our book club finally got together after two cancellations due to snowy weather. We met on March 11th in the evening of a balmy spring-like day. It was with much enthusiasm that we discussed the book assigned and the general consensus was that it was a very enjoyable read. Our next meeting of the Windcrest East book club will be held at the clubhouse on Wednesday, April 8 at 7 p.m. The book we have chosen for this month is: What the Lady Wants by: Renee Rosen

5 The next Social Committee Meeting is Thursday, APRIL 16th at 7PM. All meetings are held on the THIRD Thursday of each month, so if you want to mark your calendar, those are the dates. The Social Committee needs a secretary to take the meeting minutes. Elaine Dunham, our current secretary is in the process of moving. The AARP Defensive Driving Course will be offered in our community on Friday, April 10 th and a second class on Friday, April 17 th if the first is filled. This is a 6 hour class with a half hour lunch break and is limited to 30 people. Cost is $20 for AARP Members and $25 for non-members. Call Rosalie or Stuart Rock ( ) or them at stuartrock@hotmail.com. You must let them know if you wish to attend. BINGO NIGHT - Friday, April 24 th at 7 PM. The cost is $7 for 9 games and extras can be bought at the door. Coffee and cake will be served. Sign Up date is Monday, April 20 th from 1-2 and 7-8PM. Stu Rock will be our host, with the help of Tony Blasi & Pat Welby. SAVE THE DATES April 24 th BINGO 7 PM, sign up on April 20 th May 15 th TRIVIA NIGHT - Details are in the works May 25 th Memorial Day Party Details next month June 14 th Breakfast on the Porch. Particulars being looked into. August 8 th Summer Party December Holiday Party PAST EVENTS Although this was not a Social Committee event, several members of our community organized a St. Patrick s Day outing to the Birchwood of Polish Town Restaurant to celebrate this special day. Forty eight friends and neighbors took part and enjoyed a delicious buffet dinner of traditional Irish foods and other assorted dishes. Music for listening and dancing was provided by a DJ. An enjoyable time was had by all. THIS & THAT Pizza Night will continue the first Wednesday of every month at 6 p.m. This month it is APRIL 1st. Come join the fun with your friends and neighbors.

Theatre Three in Port Jefferson is featuring a show called My Mother s Italian, My Father s Jewish and I m in Therapy on Wednesday, April 29 th at 2:00 p.m. Prices are $44.00 p.p.,or $37.00 p.p. (for people), and $32.00 p.p. (for 20 or more people). For your convenience we will carpool, meeting in the parking lot, at 11:30 if you wish to ride together. As you know there are many restaurants in Pt. Jeff for an early dinner. One option is a 3 course pre-fix dinner for $ tax and gratuities at the Graceful Rose located about 1 mile from the theatre. They offer a 3 course dinner consisting of either cesaer salad or eggplant rolletini as an appetizer, choice of daily meat special, or filet of sole or chicken francaise as an entrée, and a dessert. Please call Dee Willoe at by April 8 th. Let her know if you are interested in seeing the show only, or to include dinner as well. The website for the restaurant is if interested. This is not a Social Committee event. New Column: Someone in our community suggested that we print articles, submitted by our neighbors, on What We (I) Did Before Retiring Here. CLOTHING STILL NEEDED When you clean out your closets, if you have any clean, usable clothing you no longer want, call Bruno Meloni at He will collect them and take them to the Living Waters Church, Riverhead, for use by the needy in the town. They take shoes as well..

7 Notice to all residents: Please do not put your garbage out until after dusk the night before pick-up. Calverton / Baiting Hollow Civic Association meets the 2nd Wednesday of each month, at 7:30pm in the Riley Avenue School cafeteria. Come down and support your community. CLUBHOUSE KITCHEN All beverages stocked in the clubhouse--soda, water, coffee or tea cost $.50 each. Please put your money in the box on the counter next to the refrigerator. We now have a new Keurig. If you wish to bring your own coffee or tea kpod, there is no charge for using the Keurig. Thanks. Also, if you have any bottles or cans (5 cent deposit) you wish to recycle, put them in a bag and leave them at Linda Nemeth s garage door (9 Black Pine St.) and she will cash them in and give the proceeds to the Social Committee. If you have any suggestions for things to do for the Social Committee, put it in writing and drop it in the mailbox in the lobby marked THE BREEZE. One More thing: The Mailbox in the clubhouse is for the Breeze and suggestions for the Social Committee ONLY. Please, NO Landscape or Maintenance forms. They go in the holders on the wall on the side of the coat closet The next date for the Town of Riverhead STOP Program is MAY 16th. A notice will be posted next month as to what they will take, it does include things such as batteries, electronics, and all hazardous liquids.
