1 HIDDEN VALLEY NEWS Newsletter of Hidden Valley, the Premier Living Community in Gates, where life takes on a new meaning with Friendly People, Beautiful Grounds and Clubhouse Facilities. Second to None! May 2017 President s Podium ~Wendy Heffer This has been a rather sporadic spring so far, hasn t it? Never a dull moment with upstate New York weather, that s for sure! I do love the smell of freshly mown grass, though. And, the spring flowers and blossoming trees are lovely. I d like to formally welcome Fred Brown to the Board of Directors and welcome back Janet Romano. Thank you both so much for your willingness to support our homeowners association and the work we do. As you ve likely noticed, a major roadwork project has started in the valley. The milling and patching is completed and when it gets warmer, the project will continue with seal-coating. You can anticipate some temporary inconveniences when that occurs, but we will let you know when roadways will be closed for that work. A variety of roofing projects have been contracted, as well as some siding and masonry. The Maintenance is addressing the big ticket items first as they are the ones that impact the most homeowners. The damage caused by the wind storm was severe enough to warrant an insurance claim. Randy has met with the claim adjusters. We have contacted a fencing company to repair and/or replace the fences, as well as shingle, siding and roof damage. Please be patient as we work through this process. Now that the By-Laws have been completed, we will be starting a similar process with the Rules and Regulations. During the week of May 21 st there will be a sign-up sheet in the clubhouse for anyone interested in sitting on this ad hoc committee. We will need to limit the participation to about 10-12, as a committee of more than that can become un-wieldy. So, it will, by necessity, be first come, first served. We anticipate that this committee will meet once or twice a month throughout the summer, with a final document ready for distribution in the fall-early winter. Unlike the By-Laws, this document doesn t need to be voted on by the homeowners, but it does need approval by the board. The Board of Directors welcomes and appreciates your feedback and support as we strive to make decisions that are in the best interest of the entire neighborhood. 2 Director s Corner ~Mary Wiseman HIDDEN VALLEY SPRING The annual Spring Garage Sale will be held on Friday & Saturday, May 19th & 20th. This is a great time to make some extra money, clean out your basement and garage, and enjoy being part of a Hidden Valley Event. The time is 9 am to 4 pm. The fee is still ONLY $5. Either call or stop at the Clubhouse with any questions and to sign up. Packets will be handed out on Wednesday, May 17th, A special addition to this year s sale will be a Benefit for the Wilmot Center. Refreshments will be sold at 278 Hidden Valley Road, with all proceeds going to Pancreatic Cancer Research. Please join us as this is a fun time to be a part of Hidden Valley! W.E.T. Classes The current session of the W.E.T. classes will go through June 28, There will be no class on Saturday, May 27 in observance of the Memorial Day weekend. The classes are held on Wednesday from 10:30 11:30 am, 5:30 6:30 pm. and Saturdays from 8:30 9:30 am. All Homeowners are allowed to take a free class to see if it is something that may be of interest. Please contact the Clubhouse if you have any questions. Clubhouse Lounge or Meeting Room I would like to remind all Homeowners that you are allowed one free use of the Lounge or Meeting Room during the calendar year. This is available Monday thru Thursday only. A new calendar year starts January 1, 2017, so keep this in mind when you are planning an event. Memorial Day The Clubhouse will be closed on Monday, May 29 in observance of Memorial Day. We will reopen on Tuesday, May 30 at 10 AM. Hidden Valley Homeowners Association was incorporated in The first of the Row houses were built in 1971 and 1972, followed by the Quads, which were built in Upper Valley was constructed between 1976 and 1979, followed by units 70 through 290 between 1980 and Valley Creek was started in 1985 and finished in So, even the youngest of our homes is over 30 years old, with the oldest being 46 years old. Rules and Regulations Ad Hoc Sign-ups for this committee will be available in the clubhouse starting the week of May 21 st. Participation is limited, so if you are interested, don t delay. Architectural The April meeting was done by . We had variances for replacing two sliding glass doors, 2 variances for replacing windows and 1 variance to add a flag mount to the front of the garage. We had the insurance forms for all of the requested work. The next meeting will be held on Tuesday, May 16 at 7 PM. All variances should be turned in to the Clubhouse by the Friday before the meeting. Crafts & Needlework Group Word has gotten out that the craft club is a fun place to meet new people. Come and enjoy their company and create something beautiful. New folks found their way to the clubhouse

3 last month to join the group and with an advisor's expertise, we made beautiful Easter and Birthday cards. May is going to be just as much fun as we work on a scrapbook. Everyone will go home with a very unique book. Keep it for yourself or give it as a gift to someone special. Since this project will be a little more involved I am asking that everyone pitch in and pay for a portion of the materials - $3 each. Also in the month of May we are moving the meeting day and time to Wednesday, May 24th from 6pm to 8pm at the Clubhouse. If this is a day and time that works for many of you, we will keep it. If not we can always negotiate for another day/time slot that is preferable. We are flexible. I hope you join us on May 24th at 6pm to have some fun. If you want to bring a friend, there is always enough room at the table for more. Please sign up at the Clubhouse if you plan on attending so we know how many supplies we need to purchase. Money will be collected the night of the meeting. Pat Kehrer, Chairman Treasurer s Report On April 17, the audit was completed at Kenrick Corp. in Winton Place. All bills, receipts, and records were correct and matched the March 2017 financial records. We will be starting some of our major repairs and projects in April and May. Maintenance The Maintenance met in the clubhouse on Wednesday, January 18 th at 10:00 AM. The committee welcomed Fred Brown to the committee. The representative from Buffalo Energy presented the costs and payback associated with replacing all light bulbs in the club house and all bulbs and some fixtures in the pool area. The data will be sent to the board with the s approval recommendation. Also discussed were the contracts and scheduling of roofing, masonry and tree issues. A proposal was received from Hunt-JGL Architecture PLLC regarding the outset windows and mansard roof units. Kenrick will continue to work with Hunt JGL for a solution to the roof leaks and ice damming. It was decided to table the repair of the pool floor for this fiscal year. Still to be done are the evaluation and solutions to drainage issues behind and in front of To prevent future damage, the fire hydrant near 459 will be protected with pylons pending further analysis. The leaning evergreen near the traffic circle will be evaluated by Daniel s Tree Service along with other tree issues. The committee will meet next on Wednesday, May 17 th at 10:00 AM in the clubhouse. Hospitality The Hidden Valley Spring Garage Sale Pizza and Wing Party will be held on May 20 th from 6-8 PM in the Meeting Room of the Clubhouse. The cost is $5.00 per person. Please sign up at the Clubhouse. Communications The clubhouse wiring by Action Security is being completed. The committee will meet with the installer soon for a final walkthrough and a discussion about next steps. The next meeting of the committee will be on Wednesday, May 10th at 7 PM. NOTICE REGARDING MAY NEWSLETTER We have received calls from Homeowners asking where the May Newsletter is. Due to the fact that the April Board Meeting took place on May 2, the publishing of the Newsletter was pushed out to May 5. This was noted in the April Newsletter: HIDDEN VALLEY MAY NEWSLETTER The May Newsletter will be delivered around May 5 th. Please be sure and note the events that are taking place in the beginning of May and mark your calendars. We do not want you to miss any of the great functions that happen at Hidden Valley We apologize for any inconvenience this may have caused.
