3 03 The Surroundings The immediate surrounds benefit from a variety of restaurants, coffee shops and bars which enhance a thriving working environment. A short walk away is the vibrant Pancras Square, Granary Square and Kings Place providing, eateries, galleries and entertainment along the Regent s Canal. Within a short walk are the neighbouring London villages of Islington, Bloomsbury, Clerkenwell and Camden. Transport links are excellent, King s Cross St Pancras underground is the biggest interchange station on the London underground network and is served by six tube lines: Circle, Hammersmith & City, Metropolitan, Northern, Victoria and Piccadilly. Reaching London s other principal mainline stations is easy from King s Cross. Seven are reached directly by underground and the remaining three require only one change. St Pancras International is home to Eurostar which connects the UK to the continent by high speed rail. There are direct services to Paris, Brussels and Lille. The Eurostar now carries more passengers than all the airlines combined on the same routes. London s five international airports are within an hour with direct services to Heathrow, Gatwick and Luton. Add 14 bus lines and a bike interchange, and you have a location that s unrivalled for connections locally, nationally and internationally.

7 07 H i story T h e arriva l of the 21st C e n t u r y h a s s e e n s o me signi ficant changes t h a t h a v e k i c k s t arted th e next chapter i n t h e h i s t o r y o f king's cross. King s Cross in 1745 featured open fields adjacent to York Way (formerly Longwich Lane and then Maiden Lane). This road, and Pancras Road (formerly King s Road), were traditional routes out of London to the north. Dotted throughout the fields were small settlements, such as Battle Bridge. The area was popular with Londoners escaping the city to health spas and country inns. It was also the route to and from Kentish Town, Highgate and Hampstead. These were retirement and commuter villages even in the 18th Century. With the completion of the Regent s Canal in 1820, King s Cross was linked to major industrial cities in the north of England. Another feature of the area s growing industrial importance was the arrival of the Imperial Gas Light and Coke Company. The company opened Pancras Gasworks to the south of the canal in Between 1849 and 1852 the Great Northern Railway (GNR) developed their London terminus in the area. The GNR purchased land for the station to the south of the canal and land to the north for its goods station and steam locomotive depot. In July 2001, construction work started on the Channel Tunnel Rail Link and the restoration and extension of St Pancras Station. Since then, the area around King s Cross has seen an investment of over 2.5 billion on transport infrastructure. In 2007 the new St Pancras International terminus opened. The Midland Hotel was restored and reopened as St Pancras Renaissance. The area has also seen an incredible flow of investment into world-class buildings such as the Francis Crick Institute and King s Place. These changes have acted as a catalyst for further development and have helped change perceptions of King s Cross.

8 08 Building Overview Once a former diamond workshop during late Victorian London, the building is being re-modelled under the direction of gpad architects The aim is to offer design infused work space to inspire those creative business enterprises seeking to house themselves in an environment that doesn t resemble a traditional office, but a place that motivates and stimulates. The Ground and LG floors will provide a unique self-contained office or showroom space with its own street level entrance. The upper floors will offer voluminous open plan spaces, new exposed air-conditioning system, suspended linear light fittings, new high quality oak wood flooring, brand new large sash picture windows spanning three elevations, new communal WC and shower facilities, an accessible passenger lift with entrance lobby. Office space is available from 1,052 7,384 Ft² ( M 2 ) approx. arranged over LG, Ground and four upper floors. The top floor being a brand new extension with the added benefit of a private roof terrace to enjoy.
