6 TECHNICAL SPECIFICATION PART 3RD FLOOR Structure and Fabric Finishes Mechanical and Electrical 1.1 Superstructure The existing building is constructed from tensioned concrete floor slabs on concrete columns. 1.2 Internal Walls The existing internal walls separating the unit from the corridor are constructed from either non load bearing blockwork or stud partitioning. 1.3 Floor The floor slab is constructed from tensioned concrete. 1.4 Ceiling The ceiling soffit is the exposed underside of the floor slab above carrying air conditioning units and infra-structure, with a suspended ceiling below with integral light fittings. 1.5 Loading The assumed loadings to the superstructure is:- 2.5kN/m kN/m Interior Walls Internal walls, constructed with blockwork or plasterboard stud partitions, decorated with white vinyl matt emulsion. 2.2 Columns Exposed concrete walls and columns. 2.3 Floors New metal faced, medium grade raised access floor tiles. Raised floor void: 110mm 2.4 General Ceiling Metal access ceiling tiles. Plasterboard margins with white vinyl matt emulsion as required. Suspended ceiling void: 520mm Floor to ceiling: 2.75m 2.5 Feature Ceiling Exposed concrete soffit and air conditioning units and infrastructure. Area bounded by plasterboard margins, decorated with white vinyl matt emulsion. 2.6 Blinds Existing blinds in situ. 2.7 Tea point provision Capped off cold water supply and waste connected to existing plumbing services locally. 3.1 Lighting New recessed LED light fittings. 3.2 Electrical Power A new distribution board is provided for the tenant s small power requirements. 3.3 Heating and Cooling Existing above suspended ceiling mounted air conditioning units and perimeter trench radiators. AC system: 4 pipe fan coil system. 3.4 Fire Safety Systems Fire alarm system including detection and sounders arranged to suit an open plan layout.
