20 Custmer Respnsibilities fr Hmes What is included in yur packages? This questin is ne f the mst ppular nes we get during daily interactin with ur custmers. We ffer a very cmplete package right frm the start, s the answer t that questin gets quite lengthy. This includes things like: cmplete exterir with lg siding (prtected with exterir sealer), duble-pane insulated vinyl windws with shutters, insulated walls and ceilings, kntty pine interir with plyurethane finish, engineered yellw pine flrs, full electrical system including panel bx, breakers, lights & ceiling fans, bathrm fixtures (even tilet paper & twel hlders), slid pine kitchen cabinetry with dvetailed sft-clse drawers, etc., etc. Even the shipping csts (within Maine), crane rental, setup csts, and taxes are all included! When a package is this inclusive it is smetimes easier t describe what we are nt including. S, what is nt included? Even thugh we try t make a package as cmplete as we can, there are still a number f things yu will be respnsible fr cmpleting. Sme f ur custmers chse t hire a lcal dependable general cntractr t pull all these details tgether, while mre adventurus flks chse t d the wrk themselves. See the list f yur respnsibilities belw: Permits While ur residential structures already include a full set f drawings that has been reviewed t ensure cde cmpliance, the actual acquisitin f a building permit and ther lcal building requirements are yur respnsibility. But since the plans have already had a cde review and ur prtin f the prject will be factry-inspected, this prcess is typically much easier than it is fr a site-built structure. Excavatin/Driveway Yu will need a lcal excavatr t level the site and dig the hle fr the fundatin. This same cntractr typically installs a driveway & remves trees as well if needed. Fundatin Our hmes require either a crawl space fundatin r full basement. Yur final plans will include a fundatin design with every dimensin yur cntractr needs fr cnstructin. It can be cnstructed f yur chice f: cinder blcks, pured cncrete, precast walls, r insulated cncrete frms (ICF). In additin t a perimeter wall, a rw f central supprts is required where the tw mdules cme tgether. This is typically accmplished with steel psts, which require ftings belw the slab. Well & Septic If yu d nt have an existing water supply r sewer system this can be added befre r after the hme is installed. Remember that n-site wells and septic systems require permits and apprvals frm yur lcal cde/zning authrity. Mst times the excavatr yu hire t d the grading is als able t install an n-site septic system. Electrical Cnnectin A panel bx will be factry-installed in yur hme, but yu will be respnsible fr bringing the pwer t the panel bx. If the panel bx is installed inside the hme, a cnduit will be prvided thrugh the flr r exterir wall fr this cnnectin. Or, if yu are putting yur hme n a basement, we can temprarily tuck the panel bx up under the flr and yur electrician can then swing it dwn nt yur basement wall after the hme is set.

Plumbing Cnnectins The plumbing is cmplete inside the hme, but yu will be respnsible t make the final cnnectins. All f the water lines and drains will cme stubbed thrugh the flr belw each fixture.

After the hme is in place, yu r yur plumber will need t install the final drain and supply lines and cnnect them t yur well and septic. Flr Insulatin Our standard hme packages include spray fam applied t the fundatin walls n site, in which case flr insulatin is unnecessary. If fr sme reasn yu prefer t have the flr insulated, that wuld be yur respnsibility after the hme is set. Steps If yur hme plan includes a stairway t the basement, thse steps are included in the package price. Exterir steps hwever, can vary greatly based n yur particular site, s these are nt included and must be priced separately fr each individual hme. Rf Gutters & Dwnsputs We recmmend installing rf gutters & dwnsputs. We d nt install them t allw narrwer shipping widths and t prevent gutter damage during craning f the mdules. This must be dne by a lcal cntractr. Heating System Our packages d nt include a heating system, thugh we d ffer the ptin f electric basebard heat as well as a thrugh-the-rf wd stve chimney. Virtually any traditinal heating system (including central heat & A/C r radiant flr heat) can be installed by a lcal cntractr. Appliances We install all the kitchen cabinetry, cunter tps, and faucets but nt the appliances (such as the range, refrigeratr, and dishwasher). We find that mst custmers wuld rather chse these items themselves. The ne appliance we d include is either a range hd r ver-range micrwave, vented t the utside. Furniture & Windw Treatments And then, f curse, there are furniture and windw treatments (curtains, blinds, etc.) which are nt prvided. Decrate yur Czy Cabin with yur wn unique tuch!
