3 Situation Plaidy is an exclusive residential area just beyond East Looe, comprising of a collection of cliff top properties that separate the sea of Looe Bay from the beautiful Cornish countryside behind. 4 History Gradna House heralds from a time of high decadence when a new type of architecture was born. Symmetrical proportions sit well within the contemporary environment of modern day architecture. Gradna House was reputed to have been built by the Wills Tobacco family in the 1930s as a holiday retreat. In the 1940s the property passed onto Lord Bath, who owned the property for some time and the present Marquis of Bath (of Longleat fame) spent childhood holidays there. In the 50s and 60s the house was used as a private residence and then stood empty for some 20 years. In 1990 it was acquired by a successful local businessman who set about a decade-long restoration project under the direction of the award-winning and renowned architect Stan Bolt, who has overseen the renovation and re-styling of the property in every detail from the new roof to the selection of individual taps and hinges. The Property With its crisp architecture and truly stunning coastal position, this exquisite offering is completed by the sheer attention to detail with the internal fittings being testimony to European quality with Danish taps, a French fireplace, Swiss radiators and German light fittings. Although subtly understated the quality of every part of the property is immediately apparent. There are five bedrooms on the first floor level, all with sea and coastal views, and three of them having doors out to the 23ft decked terrace, where there is also a ladder up to the copper roof. Also on the first floor are a beautifully fitted bathroom and separate shower room.

5 Garage The garage at Gradna House is an architectural masterpiece in its own right having a convex copper roof, folding cedar doors and glazed rear elevation. The large garage space has a small office area off to the side and spiral steps down to the spacious studio/workshop beneath. A large door leads out to the woodland garden. Gardens and Grounds Gradna House has spectacular terraced gardens, featuring many unusual and exotic plants, mature trees and shrubs. The principal garden areas are made up of a series of terraces made from Delabole slate with the upper terrace being 90ft in length and the second terrace 60ft, a number of sitting out areas and a power and a water supply for a hot tub. In all there are four terraces which lead to a gate giving access to the foreshore of which Gradna House enjoys ownership to mean high water. The house is approached through electric gates with an intercom to the kitchen, through the granite paved entrance which has parking and turning for numerous vehicles, gives access to the garage and to the front floor. A separate area of mature woodland lies between the house and Plaidy Beach.

Directions From Plymouth follow the main A38 then at Trerulefoot roundabout turn left signposted Torpoint. At the bottom of the hill, after about a mile, turn right signposted to Looe and follow this road looking out for the left fork to Plaidy after 4 miles or so. Follow this road up the hill, past the school on the right looking out for Hay Lane on your left after approximately ½ a mile. Follow this road down towards the sea, as it narrows bearing sharp right and then sharp left, still on Hay Lane.
