It is within three miles of the intermodal rail freight facility at DIRFT and is located at the heart of the logistics Golden Triangle. Major infrastructure works were quickly undertaken to open up the site, create development platforms and secure power in order to provide oven-ready sites for occupiers. The first pre-let of 236,787 sq ft to H&M UK Ltd was agreed shortly after acquisition. SEGRO / Roxhill worked quickly with the tight H&M timetable to agree the layout and submit for planning, which was granted within six weeks. Construction commenced in March 2014 and practical completion was granted four weeks early in November At the end of 2014 the JV agreed to speculatively develop a 237,000 sq ft warehouse. This was let to DHL prior to practical completion in October In August 2015 a pre-let of 269,248 sq ft was agreed with Hermes Parcelnet Ltd. This low-density parcel distribution facility was completed in November Hermes is still in the process of completing its substantial fit-out. Two further speculative units of 180,000 sq ft and 290,000 sq ft were developed and completed in September The larger of these was let to Amazon UK Services Ltd in February 2017 and the last remaining unit is now under offer.
