The closest beach is within walking distance, approximately ¼ mile away. Layout for illustrative purposes only 50m 75m 37 The park is situated on the periphery of the village of Chapel St Leonards which has a population on 3,405 (2001 census) but this figure is swollen in summer months, mainly as a result of visitors from the East Midlands. The village enjoys miles of sandy beaches and has a large number of caravan parks. The park provides a good holiday destination, located just off the A52 (Mablethorpe to Stoke-upon Trent) which serves the East Midlands. The A52 connects the village with the historic town of Boston some 37 km (23 miles) south west of the park and Lincoln approximately 36 miles west via the A158. The A16 is 13.6 km (8.5 miles) away, via the A1028, and provides access to Grimsby in the north of the county to Stamford in the south. The nearest train station is in Skegness providing local services with Nottingham just over two hours away by a direct service. London King s Cross is just over three hours away via Grantham. Description

3 Description has an approximate site area ha (5.55 acres) developed to a high standard to provide static holiday pitches which presents well, benefiting from a number of attractive ponds. The park is developed for 41 holiday static pitches, with 37 owner occupied homes and 4 vacant pitches on site. There are a further 8 partially developed pitches whereby hard-standing bases have been laid and water connections are in place. There is a central tarmacadam driveway with street lighting and fire points distributed at appropriate intervals throughout. The security on the park has been executed to a high standard with the road entrance benefiting from electric gates and CCTV. Reception Located towards the park entrance is a single storey brick built building set under a pitched slate roof. The detached building is currently being used for reception and sales office. Nearby is a substantial customer / visitor parking area.

4 Services Mains water and electricity are available to the property and all pitches have connections. Waste water also drains to mains for disposal. Individual home owners make their own arrangements for the supply of bottled gas. Agent s note: We have not undertaken any tests on the existing services and prospective purchasers should satisfy themselves as to their condition and capacity prior to commitment to purchase. Planning and site licence Planning permission has been granted for the development of a further 15 static caravan pitches and also 7 lodge/twin unit pitches, taking the total to 63 units. The planning permission for the additional 22 units permits holiday use for 8 months of the year (excluding 1st March 30th November). Site Licence The Site Licence allows for a maximum of 41 static holiday caravans to be sited for use for up to 10 months of the year (1st March 5th January). Application for a revised Site Licence will be required if development increases above the current 41 units permitted.
