4 THE PROPERTY Gattonside House is a magnificent four-storey villa built by John and Thomas Smith of Darnick in The property was the administrative headquarters of The Brothers of Charity for most of the 20th century. The property sits in generous grounds with mature trees and benefits from southerly views across the River Tweed to the Eildon Hills. Gattonside House and grounds are situated on the south side of the B6360 which runs through the village, with the River Tweed forming part of the southern boundary. The total site extends to around 33.1 acres (13.4 ha). There are currently two vehicular access points from the B6360. The main access will be in the centre of the site and the existing access to the western boundary by the Lodge is to be closed as part of the development and retained for the use of pedestrians and cyclists. Gattonside House is a Category B Listed classical villa built over four floors with adjacent chapel to the east. In addition to the main property, there is a former Coach House and Cottage to the west and north which are also Listed and a Lodge which is located at the western boundary of the site. Much of the site is undeveloped and a range of modern buildings are proposed for demolition as part of the redevelopment plan. These buildings formed part of a care facility and are now redundant as a smaller care home has been developed within the former walled garden. The site lies within the village Conservation Area, the Eildon and Leaderfoot National Scenic Area and is in an Area of Great Landscape Value.

6 LOCAL INFORMATION Gattonside is a small village in the Scottish Borders lying alongside the B6360 which connects to the main north-south trunk road, the A68. It is located on the north side of the River Tweed around 1.8 miles (2.9 kilometres) from Melrose; a foot bridge on the south side of the village also provides access to Melrose. Gattonside is well located for access to the regional centres being around 36.3 miles (58.4 kilometres) west of Berwick-upon- Tweed and 36.6 miles (4.7 kilometres) south-east of Edinburgh City Centre. The Borders Railway, which reopened in September 2015, provides passenger services between Tweedbank in the Scottish Borders, through Midlothian to Edinburgh. The new line provides fast and efficient travel, with journey times of under an hour from Tweedbank to Edinburgh; Tweedbank Station is just 1.5 miles (2.4 kilometres) from Gattonside.
7 THE COACH HOUSE THE COACH HOUSE PLANNING PERMISSION The site is sold with the benefit of full Planning Permission and Listed Building Consent for the conversion of Gattonside House into 15 apartments (Ref: 09/01043/FUL dated 11 February 2016). In addition, consent has also been granted for the demolition of ancillary buildings and the construction of 44 new build houses and apartments together with a village shop. The proposed development site is situated on the geographical shelf above the level of the River Tweed, while the majority of the grounds at the lower level form part of the flood plain. There are three buildings that are to be retained and are excluded from the redevelopment as marked on the attached plan. The Developer Contributions are contained within the s75 and are included within the information pack. The application site is shown bounded red on the attached plan. A desktop site Investigation has been commissioned. Details are within the information pack together with additional relevant information.
