Please let me know if you have any questions regarding items in this update or items mentioned in previous updates. The winner of last month s courtyard photo contest is Sara Baskurt, owner of unit The runner up photo was Ray Faucher of unit His photo will be displayed on the front cover of next month s monthly update report. Sara, the lucky winner, wins a Sunset Cruise for two donated by Expedia Activity. Mahalo to all the owners that sent in pictures! 2 A big mahalo to Doug Hunt, who has been working with the staff of Island Plant Company to find leaks and improve the efficiency of the system. In the pictures below, Doug shows a 2 irrigation line that he and the crew replaced because of the large crack. When asked why he volunteers Doug answers I m a workaholic. I thought the landscaping could use a helping hand. I started helping with the irrigation on the front lawn, then from there my work spread to the entire property. I ve enjoyed helping out! 3 Mahalo to Marjorie Tyler, a resident owner at the Kamaole Sands, and her fellow artist friends, called Plein Aire Painters. A total of 9 artists were at the property on April 29 th to paint our beautiful landscape. It was a gorgeous day for painting! See more of Marjorie s art work at or at the Banyan Tree Gallery in Lahaina. Old Restaurant Equipment Removed A big mahalo to Mike Gobel, Joe Weckerle, and Jim Van Blarigan. The three of them spent the day demolishing the old walk- in refrigerator. The walk-in refrigerator had been broken for many years and the time had finally come to tear it down and dump it. The additional space created by the refrigerator removal could be used to expand the exercise room and storeroom space. 3

4 Building 8 & 9 BBQ Improvements The cement pad at BBQ 8 &9, also known as the Plumeria Grill, was recently renovated to add more usable space. Flooring material used on the courtyard BBQs is also being planned for this area. The upgrades look great! Here is a close up of the new floor material used on the lobby entrance and BBQ area. Hurricane Season June 1 st marks the start of hurricane season. Hurricane preparedness booklets are available at the AOAO office. 4

5 2500 Miles Across the Sea... By Lois Koenig Most of the owners at Kamaole Sands live a l-o-n-g way from the units they own. This makes it very difficult to be available when something happens at your unit. I personally have been awakened in the middle of the night when a guest arrived without a key to get into my unit. I have had a message waiting for me as I got home from Maui that my neighbor s washer overflowed into my empty unit and a guest was arriving in three hours. I have gotten calls of garbage disposals leaking; burst pipe under the kitchen sink; bathroom mirror fell of the wall and broke; unit was not clean when my new guest arrived; and a number of other mishaps. This is why I have an onisland agent whose job it is to be there handling things when I cannot be. Many of you are unclear where the AOAO should get involved in situations which occur like these in your unit. The answer is almost never. The responsibility of the AOAO is too handle problems which impact either the common areas or the property as a whole. It is not the job of the AOAO to find a key for my guest who left the keys at the beach. That is the job of my agent. It is not the job of the AOAO to clean up the broken mirror in my unit or to make arrangements to replace it. That is the job of my agent. It is not the job of the AOAO to be concerned when my unit does not get cleaned timely or the washer is broken or the screen needs replacement. Again my agent. The only time the AOAO gets involved in something in an individual unit is when the situation could impact more than one unit. And even then, it is only to do emergency first contact stuff. Most often the first contact on water leaks or overflows will be the AOAO. The reason for this is so that water can be turned off, the overflow stopped and the water extracted. Once the source of water is stopped and any standing water extracted the AOAO steps out of the picture. The AOAO is not your agent. It is now your problem. You have to pay the bills for the emergency service the same way you would pay for an ambulance ride to the hospital if you had an accident. You have to determine needs and arrange and pay for all repairs. You have to deal with your own insurance company and, if the leak/overflow from your unit caused damage in other units, you and your insurance company have to handle and pay for all of that as well. This is no different than would happen in your home residence. If a tree on your property fell onto your neighbors house, you would not expect your homeowner association (if you had one) to get involved. You and your insurance company would handle all of the issues. This is no different for your home here on Maui. As you realize, since most of us live at least 2500 miles away across an ocean, we each need an agent who understands their responsibility. If your agent does not do their job well, get a new one. So, if you get a call from the AOAO office that a leak occurred in your unit, your response should not be, What are you going to do? Your response should be Thank you for letting me know. I will contact my agent and my insurance company. Please do not wait until you have a problem to understand the rules of the Association and your responsibility to have an on-island agent; properly insure your unit; and to handle your own unit problems. Do it now. You can get information easily by reading your By-laws and House Rules and by keeping abreast of changes via the monthly property updates and the quarterly newsletters. 5

6 New Employee Bob Silva Please join me welcoming Bob Silva to our Kamaole Sands ohana. Bob is working as our Pool Attendant and fills the vacancy left by Kevin Donovan. Bob comes to us with a background in the hospitality industry and we look forward to his great personality at the poolside. Wireless Hot Spot Floyd Van Auken A Big mahalo to Floyd Van Auken, an active member of our new Technology Committee. Floyd recently added wireless technology to the lobby area. A similar internet Hot Spot is also in the plans for the pool area. Lobby WiFi final system check was completed on 5/12/09. It has been working reliably. The wireless router has been mounted off the floor on the side of workstation #1. Signal strength was between 4-5 bars anywhere in the lobby area. Aloha everyone, Illegally parked vehicles are subject to booting or towing. Vehicle owner is responsible for expenses related to the incident. 7 Hula Maiden By Craig Chandler aka Proud Grandpa Here is the picture of Rilynn Nicole Baker (3yrs on 6/12 ) Mahalo to Auntie Sue, Uncle Jim & Tutu for inspiring RiRi to perform her version of the hula. The Condominium Council of Maui recently hosted a seminar on litigation. Jim Van Blarigan, Rod Jones, and Jarret attended this interesting seminar. Guest speakers were attorneys Joyce Neeley, Anne Anderson, and Stephen Elisha Our pest control quarterly spraying will take place on 6/10, 6/11, & 6/12. 7

8 Al & Teri Himenes Al Himenes has done it again. He recently made two custom key cabinets. One for the Front Desk and the other for the AOAO office. They look great and we are now able to consolidate several key boxes into a central one, making a much more organized system. Registration Building Electrical System Improvements to the lobby s electrical system were completed in early May by Valley Isle Electric. 8

9 Improved Exhaust Vents for Front Desk Exhaust fans were added to the ceiling area of the front desk. The new system will vent hot air trapped behind the desk area. A welcomed improvement as we get closer to the hot summer months ahead. Trash Pick Up Daily trash disposal was reduced to every other day due to the lower property occupancy. The temporary schedule will be in place until the need for daily service returns. The new temporary pick up days will be Monday, Wednesday, Friday, and Saturday. The reduced schedule will save approximately $1,800 on our overall disposal cost. Newspaper Recycling Five news paper bins were added to the property. Newspaper recycle bins are located in buildings 1, 3, 5, 7, & 9. Please.Only newspaper or plain finish paper. NO MAGAZINE TYPE PAPER. 9
