2 IN MEMORY THOMAS C. THIBAULT January 23, 1943 January 3, 2008 Former Kamaole Sands Board member and longtime resident of Orinda, California, Thomas C. Thibault passed away on January 3, 2008 from pancreatic cancer. He was 64. He grew up in Springfield, Massachusetts and graduated from St. Louis University. After serving in the Peace Corps, he joined the International Division of Wells Fargo Bank. In 1985, following 20 years in banking, he formed a computer consulting company to promote the use of personal computers and computer networking. He later added a conference production company and a software training company. He is survived by his wife Janet and two sons, Timothy of Seattle, WA and Andre of Lafayette, CA and one grand child. Son of Gerard and Rita Thibault, he had four siblings: Gerry of Palm Desert, CA; Paul of Fernandina Beach, FL and Maine; David of Potomac, MD and Anne of Amelia Island, FL. A celebration of life was held on January 21, 2008 at the Veterans Memorial Building in Lafayette, California. Memorial donations may be made to Nor Cal Peace Corps Association-Grants Program, P.O. Box 2547, San Francisco, CA or the John Muir Health Foundation, 1400 Treat Blvd., Walnut Creek, CA Tom expressed the great feelings he had to all of the friends he had made at Kamaole Sands. In his last visit to the property this past July, Tom and I had the opportunity to talk story about life and his delight in seeing the Aloha Spirit return to the Kamaole Sands. He spoke about the joy he felt seeing pictures of our owners working together. Mahalo for your friendship and guidance. We will miss you Tom! Aloha Oe 2

3 Ukulele 101 Class Beginner Ukulele Classes started on 1/10/07. Owners who want to learn how to play the ukulele can attend classes held on Wednesday nights from 5:30pm to 6:30pm in the Pikake Room. The new office provides privacy and a place for him to secure items. Prior to this move, Rod s office was located in the employee s break room. 3

4 AOAO Management Services The Kamaole Sands Homeowner s Association began seeking bids from experienced firms that manage condominium financial services. Those companies that were interested in bidding for this service attended a mandatory question & answer session on January 11 th. The deadline to submit proposals to the board was due on January 18 th. The board will be reviewing the proposals received and plan to make their decision by the end of the month. Kevin O Brien and Lois Koenig Interested Vendors Q & A Panel Recycle Program On January 22 nd, Maui Disposal will be placing two 96 gallon recycle containers in each building s main trash room. One container will be for all glass and the other for all plastic. The HI-5 recycle bins will be left in the trash rooms for the disposal of all HI5 redeemable items. Recycling instructions are being posted in the main trash room. In addition, a card board recycle bin will be placed by the car wash area. We hope card board recycling will help reduce our overall volume of landfill trash. Location for card board recycle bin 4

5 Trash room Junk Old appliances such as water heaters, dishwashers and other large items like mattress and box springs are being left in our trash rooms. A large vanity mirror was left in the trash room, which cut our employee s hand when trying to remove it. Please have contractors dispose of these items properly. Mattress and box spring found in trash room. Water Shut Off Valves Water shut off valves are being replaced due to age and corrosion. Several have already been replaced but more are needed. With the proper equipment, the replacement part can be installed using our employee staff. Employee Spot Light A big Mahalo to Alex Bediamol, who recently made his one year employment at the Kamaole Sands. Several owners have made comments on his excellent work and aloha spirit. 6 Annual Meeting - Week of Events Homeowners Golf Tournament FORE Kamaole Sands golfers and hackers!!!! Get your clubs, balls and shoes out of the closet for Kamaole Sands second annual golf tournament on March 4, Our annual homeowners meeting is on Thursday, March 6 th, and we can start the festivities that week by having some fun and camaraderie at the best place to celebrate, the golf course. Elleair Golf Club has reserved our tee times on March 4 th, from 8:00 AM to 12:00 noon. This event is reserved for homeowners, former owners, owners friends, and resort guests. We need at least 12 players. The format has not been finalized, although a four member team scramble can be played. The greens fees are $80 or $44 for those with Hawaii driver s license. The event starts at 6pm and ends at 9pm. Food will be provided by Dani s Catering and entertainment by KM Productions. Mahalo to Patti Domingo, who is coordinating the event. Don t miss it! The pool area will be closed for business on 3/7 at 2pm for event preparation. Homeowners Tennis Tournament Plans for an owner s tennis tournament are currently underway. More information will be available once plans are solidified. 6

7 Tennis Sign Up Tennis sign up procedures are currently under review by the Board of Directors. Several suggestions were received to change the current sign up procedures. One suggestion would allow owners to sign up first and another would limit two courts for owner use and the other two for general use. No immediate changes are scheduled and the suggestions will be taken under consideration by the Directors. No Parking / Tow Away Zone Because of abuse, the area outside of the trash rooms were painted with the words Tow Away Zone. There has been very little abuse, if any, since the curb was painted. Cars are booted prior to the the arrival of the towing company. Towed vehicles are taken to Kitagawa Towing. The cost to retrieve the vehicle is expensive and the ordeal is a head ache for all. Pest Control Rescheduled Our pest control treatment, originally scheduled for 12/5-12/7 was interrupted by the large rain storms in early December. The pest treatment summary for 2007 has been forwarded to the board for review. *Since the December rains, the island has been experiencing more insects than normal. 7

8 Analog TV Oceanic TimeWarner comments regarding February 2009 Analog TV use. Oceanic Cable TV Service will not be affected by this switch to digital and all owners TV will continue to work without getting a converter for their analog TV. Only TV s that use an antenna will need to get a converter. Food Drive. Once again, MAHALO to Donna Smith and Kenny Ching for chairing our food donation program. The donation box is filled every day and these two individuals work with their organizations to distribute the donated items. Blessings to both of you! Donna Smith Maui Hotel Association Charity Walk Come join us in the annual Hotel Association Charity Walk. Saturday, May 17 th. More information on participation and donation drive will be posted as we get closer. The event is being chaired by Jarret Delos Santos. Besides walking and raising money for many charity organizations, there will be lots of food, fun, and entertainment! Dry Stand Pipe Test Status The area below the dry stand pipe has been excavated to expose some of the plumbing that is leaking. Alii Mechanical is preparing a repair proposal. 8

9 New Employee Administrative Assistant Please join me welcoming Kathleen Laronga to the Kamaole Sands ohana. Katie, what she likes to be called, will be an additional office worker in the busy AOAO operation. She will be training with Barbara over the next few weeks to learn the office ins and outs. A long time resident of Maui, Katie has excellent office skills and has worked for other condominium associations prior to coming to the Kamaole Sands. She has a warm personality and a Can Do Attitude! Maintenance Committee Meetings The maintenance committee met last week to discuss maintenance projects. Jim Van Blarigan, Kevin O Brien, Lois Koenig, Rod Jones, and Charlie Allen Unit Inspections In 2006, the AOAO started interior unit inspections. An employee was hired specifically to complete this project and we will be doing the same this year. The purpose of the inspection is to prevent problems by alerting the managing agent or unit owner of any concerns observed. This year, we hope to install water detection devices near the water heaters. The device will sound when moisture is detected and is similar to a smoke alarm. 9

10 Expedia- New Hours of Operation for the lobby The Expedia lobby desk changed their hours of operation on 1/14/08. The desk will be open from 8am to 5pm daily. Laura Porta working at the lobby desk. Pool Desk Wind Screen The new sunscreen is up at the pool area. Plants are being used to soften the appearance of the new screen. Shades of Maui Mark Coronesi North Spa Repair Repairs were recently completed on the north spa. A new system that minimizes the need for back washing was recently installed. The new set up should also improve the system s efficiency. Repairs were performed by our in-house maintenance crew, Craig Cathcart and Ron Sutton. C Poolside Fitness Center Exercise Bike The recently purchased New Balance exercise bike was recently replaced with a Schwin exercise bike after the New Balance model experience problems with the electronic monitor. 10

11 Poolside Palmer Winters gives the pool chairs a good scrubbing. Power washing of the deck is on hold until the property s overall occupancy is reduced. The equipment used is very loud and not recommended for use at this time. Waterfall Pond Filtration System The waterfall filtration system has been approved for repairs. A new system will be installed that will limit the algae growth and increase clarity of the water. This is the 2 nd phase of renovations to the waterfall feature. Last year, the pond liner was renovated. Lobby Cyber Computers New computers for the lobby cyber operation have arrived and will be installed by Tom Dove of PCT on 1/21 and 1/22/08. 11

12 Annual Internet Term Owners will continue to be billed on a monthly basis for the annual term until the new AOAO management company assumes the accounting process of this service. We will provide more information when available. Wifi users can call Tom Dove of PCT at (808) for the annual code, and Oceanic users who decided to take the annual term may get multiple monthly codes. Oceanic Modem Removal Those that have decided to use wifi for their internet connection will have the oceanic modem removed starting 1/21/08. The modems are the property of Oceanic Time Warner. 2 nd Non-Smoking Sign A secondary no-smoking lanai sign will be installed to those units that have the no-smoking decal on the lanai glass door. The signs will be red with white lettering. They will have a self adhesive back and are 2 X 4 and can be fastened to the lanai storage door. *We will be looking for owner volunteers to help with the sign installation. Please contact the AOAO office if you are interested in helping with the installation. 2 X 4 Irrigation Computer The computer system that operates the well pumping system has been operating with a high pitched sound. The sound is very loud and impacts those units near to the source. Three proposals were received for the replacement of the system. The replacement cost ranges from $3,700 to $4,300. Website News Owner Rental Committee (ORC) Check out this new website: Thanks to Earl Behrendt for getting this link completed. The website host 50 owner calendars for owner direct rentals. Check out the website created by Igor and Elena Kounitski: Rain Storm Follow Up A total of 32 units reported water damage from December s rain storm. One unit has turned in a repair receipt and another a repair proposal. 12

13 Water Damage Water damage to bedroom due to roof problem /7-303 Cracked pipe found in wall. A cracked cast iron pipe was found in the wall of The crack was similar to the cracked pipe found in That pipe was replaced on 1/18/08. Hot air was used to help dry the interior of the walls. Bldg /10-204/ Cracked drain line found in Repair work continues with all three units Drain back up Swimming Pool Bath Bathrooms Sewer clogged Allen s Plumbing was called to clear the pool bathroom sewer lines with their heavy equipment in early January after several attempts were made to clear the line using our in-house jetter machine without success. 13
