1 A Carmel by the Sea Body Corporate Publication January Web Site: carmelbythesea.net.au Welcome WEB SITE The Body Corporate Committee of Carmel by the Sea welcomes you as a new owner of an apartment in our fine building. The following information has been prepared by us to assist you settle into the Carmel by the Sea community. All the information within this information sheet is also available on our web site. As a new owner you will require a Login name and password to enter the Owner s Area of the site. The site has a wealth of information. To apply for access to the Owner s Area please the site administrator at carmelbodycorporate@gmail.com nominating a password. We will promptly respond. You can use this address to request other information that you may need from time to time. Community Living it s different If this is the first time you have owned a property in a strata title development you will find it quite different to a stand alone home or stand alone investment property. First, all owners are governed by the By-Laws of the property and by House Rules which limit what can be done without seeking approval. These rules are designed to protect your investment and that of other owners and ensure a safe and enjoyable environment for all. The By-Laws were established by the owners over time at a General Meetings and our House Rules have been developed by your Body Corporate Committee over the years. The By-Laws and House Rules are on the Carmel by the Sea web site in the Owner s Area. The House Rules are also displayed on the notice board in the main car park. In addition the Queensland government has laws for strata title or community titles schemes (the Body Corporate and Community Management Act and regulations.). For more information on community living refer to page 6 of this kit. Queensland law requires that a committee must be elected at each Annual General Meeting by the owners. The Committee consists of executive members (a chairperson, secretary and treasurer) and at Carmel by the Sea we have up to four ordinary members. The role of the committee and the names of current Committee members are listed on page 2 of this document and on the web site. Members of the Committee are not paid for the often considerable work that they undertake on behalf of all owners. The Committee meets formally four times a year and informally often. Owners receive notices of these meetings and receive minutes. Your Body Corporate Committee is responsible: For the day-to-day administration of the Body Corporate. To organise the maintenance of common property. To oversee good governance and maintenance of your complex. To convene the annual general meeting and committee meetings (committee welcome your attendance as an observer). To ensure that notices, such as meeting notices and levy notices, are sent to owners. To respond to inquiries from owners and other persons (including prospective purchasers). The publishing of the Carmel Courier newsletter previous editions can be accessed from the home page of the web site. The maintaining of the Carmel Body Corporate website; The maintaining of the Carmel Body Corporate address which is: carmelbodycorporate@gmail.com The Role & Responsibilities of Your Body Corporate Manager The Body Corporate Manager is a contracted administration service provider who is engaged by the body corporate to provide services such as: Assisting with all tasks relating to annual general meetings e.g. agendas, minutes, Issue levy and electricity notices and follow up outstanding amounts Produce, distribute and maintain the Body Corporate financial accounts. Hold all Body Corporate records. Assist with the update of the Body Corporate roll, change of owner name/address,etc. Provide copies of building By-laws and House Rules as requested latest versions are available on the website within the Owners Area. Provide Renovations and Maintenance guidelines as requested by owners. Provide advice regarding the Body Corporate and Community Management Act 1997.

Any common areas or unit entry key orders. To remedy and report any breaches of By-Laws e.g. visitors car park, common area disturbances (gym, pools, gardens, etc) and any private area excessive noise, incidents. To advise on the requirements for the connection/disconnection of power supply. To assist with lift bookings when moving in and out of complex. To assist with other common area bookings e.g. Tennis Court, BBQ area, To gain access to locked common areas e.g. Bike shed, Service Lift. To advise on the correct procedure for applications to the Body Corporate e.g. Unit improvements, Relocations, Air conditioning, etc. Your on-site resident Letting Agent Is available to assist you with all rental matters and queries if you have or wish to enter into a rental agreement with the letting agent (Staymint Pty. 4 Page 4 RENOVATIONS As a new owner you may be contemplating renovating your apartment. If this is the case before you do anything check the By- Laws and House Rules. If in doubt the Committee. All renovations require Committee approval before work can start. Be aware that approval of renovations can take some time. The application form is in the Renovating section of the Owner s Area of the web site. Be aware of the possible insurance impact of a major renovation refer to the Insurance Section of the Web site. 7 Page 7 Over Bonnett Storage Box If your car park spot does not have an over bonnet storage box you can apply for permission to install one. The form to apply is available under Forms in the Owner s Area of the web site. These boxes cost around $2,200 including GST. No storage is allowed on top of the storage box as per the photograph to the right. No flammable, smelly or otherwise offensive item/s is to be stored in the storage cabinet. NO Visitors Car Park Use We have a very good visitors car park at Carmel by the Sea. To ensure that this park has space for visitor use it is only to be used for short term car parking use by a casual visitor, while visiting a resident. Change of Contact Details It is most important that you notify our Body Corporate Manager (Peak) of a change of address otherwise levy notices will not be received. This may result in the late payment of a levy and as a consequence the loss of your 20% early payment discount. It is equally important to notify us of a change of telephone number and address.
