4 Locality Page 4 Welgevonden Game Reserve is located approximately 25km west of Vaalwater on the R517 Main Road. Vaalwater is a small town situated on the Mokolo River in the Limpopo province of South Africa. It lies at the southern edge of the rugged Waterberg Massif, which is a biosphere that contains considerable biodiversity, including numerous large mammals including the "Big -Five". Waterberg is the first region in the northern part of South Africa to be named as a Biosphere Reserve by UNESCO. The extensive rock formation was shaped by hundreds of millions of years of riverine erosion to yield diverse bluff and butte landform. Many hunting opportunities are available in the northern and north-western regions of the province which includes the Vaalwater region. Vaalwater is a popular jumping-off point for travels to the Waterberg Massif and Botswana and is a destination for tourism. Access to the Welgevonden Game Reserve main gate is off the R517/R33 and Ndlovu Lodge is located in the middle of the reserve. Vaalwater is a small town that offers amenities such as banking, retail, petrol and diesel, a post office, and basic medical facilities. Vaalwater Mean annual rainfall is between 401 and 600mm per annum and first day frost occurs between 11 and 20 May. Minimum winter temperature in the area varies between 7.5 and 10 C with maximum summer temperatures ranging between 27 and 29.2 C. Driving directions: Take the N1 north out of Johannesburg/Pretoria. Just over 120 km after Pretoria find the Kranskop toll Plaza. Take the R33 off-ramp at the toll plaza (keep in the left hand lane) to Modimolle / Nylstroom. Drive straight through Modimolle/Nylstroom on the R517/R33 towards Vaalwater. Drive straight through Vaalwater on the R510 towards Thabazimbi. The Welgevonden Main Gate is on the left hand side (look out for the sign "Welgevonden Main Gate"). Ndlovu Lodge is located almost in the centre of the Welgevonden Game Reserve, approximately 17km south west of the main gate (as the crow flies) and ±25km along the well maintained internal gravel road. 6 Description of Improvements Page 6 Primary Use: Very well maintained private game lodge Property Details The land is improved with a lodge, 5 chalets and staff accommodation. All buildings are well maintained and are constructed as follows: a) Lodge this is a plastered and painted brick structure that is covered with a thatch roof. Floors are covered with tiles. The building offers a kitchen, mini bar, lounge and a pantry. b) Chalets there are 5 chalets, offering 2 Rooms, a bathroom, a balcony and an outside shower each. Chalet 1 is in a separate building, Chalets 2 and 3 are in one building and Chalets 4 and 5 are in one building. The five chalets are therefore situated in three buildings. c) Staff Rooms two separate staff rooms are constructed of plastered bricks and are covered with thatch roofs. They offer two rooms, a kitchen, a lounge and a bathroom each. d) Main entrance the main entrance to Ndlovu Lodge and offers two small store rooms that are covered and linked with a thatch roof. e) Other improvements A river runs through the subject farm portion, which provides a tranquil atmosphere. In addition, it attracts extra animals to the doorstep of Ndlovu Lodge. Swimming pool at the lodge Game fence around the lodge and chalets only. The balance of the land is open.
