4 Location East Court is located in Ramsgate, on the east coast of Kent. Canterbury is 17 miles to the west and Dover is 20 miles to the south west. Junction 7 of the M2 is 24 miles north west of Ramsgate, which leads to the A2 and the M25 and Junction 13 of the M20 is 26 miles to the south west. The property is situated on the south western side of Brockenhurst Road, close to the intersection with Victoria Parade. The property is near by to a range of shops, bars, restaurants and schools, including Westwood Cross shopping and leisure complex. Ramsgate is a popular seaside town which is undergoing a regeneration programme centred around its thriving harbour. Local train stations include Dumpton Park, 0.8 miles north west (London Victoria in 2 hours) and Ramsgate, 1.4 miles west (London St Pancras 80 minutes) which provide connecting services to London. 9 History East Court is a magnificent example of an early Arts and Crafts House, with panoramic views of the English Channel and to the marina. Listed Grade II, East Court was commissioned by the tobacco magnate Sir William Henry Wills. The house was designed by celebrated architects Ernest George and Peto in Built as their seaside holiday home, the house passed to Wills niece, Janet Stancomb-Wills, on his death in During her ownership, she was a keen supporter of the Antarctic expeditions and, as a result, Ernest Shackleton became a close personal friend of hers and often stayed at East Court. Ownership passed to Sir John Bayley, and in 1952 was purchased by the Church of England Children s Society, who ran it as a children s home for thirty years. The current owners took the property over in 1983 and the house has since then been run as a highly respected school for dyslexic children. Description The property comprises East Court and the Coach House, two detached period buildings, in an Arts and Crafts style. East Court extends to approximately 11,219 sq ft over four storeys (including the basement) and is constructed of part exposed red brick and part hung slate tiles, with over hanging jetties and oriel windows. The property is surmounted by a multi pitched, slate tiled roof. Internally, the ground floor comprises a principal reception hall, classrooms, an office, staff room, gymnasium, laundry room and commercial kitchen. The first floor provides seven bedrooms, a principal bathroom and large landing. The second floor comprises a further six bedrooms and a bathroom. There is also a cellar and a further small courtyard with a store room, networked computer room and two boiler rooms. The most recent use is as a school and it benefits from a wealth of period features including original fire places, parquet flooring, doors, stained glass windows and cornicing. The Coach House is detached from East Court and lies in the north of the plot. The property extends to approximately 3,019 sq ft, over two storeys. The property is constructed in the same style as East Court, with slate tile hung elevations, multi pane leaded windows, and a veranda which runs along both sides of the property. The ground floor comprises three class rooms, a store room, WCs and an integral double garage. The first floor consists of three further classrooms, a staff room, a kitchenette and a cloakroom. Town Planning The current policies for the subject property comprise the Unitary Development Plan (UDP) for Ramsgate, which was adopted in 2006 and revised in February Below is a synopsis of the planning status of the property setting out our view on the existing use and development potential of the property: The most recent use is as a residential school, which falls under the (residential institution) C2 use class.
