5 Oxfordshire Winterlake is ideally positioned between the villages of Kirtlington and Bletchingdon, a short drive from the centre of Oxford. This fine family home is situated just outside the popular village of Kirtlington with its village green, primary school, two public houses, golf course and polo club. Travel communications in the area are excellent with the A34 within striking distance providing fast access to Oxford and Newbury and to the M40 (London and Birmingham) and the A40 west to Cheltenham is also close by. Fast, regular trains run from nearby Water Eaton and also Bicester into London Marylebone taking around 55 minutes. The International airports of Heathrow and Birmingham are within easy reach and private planes can be landed at nearby Oxford airport. The area is renowned for its excellent selection of schools, especially in and around Oxford including The Dragon School, Summer Fields, St Edward s, Oxford High School and Headington. Within striking distance are Radley College, Abingdon School, Cheltenham College and Cheltenham Ladies College. More locally, Cokethorpe near Witney, Kitebrook near Moreton-in-Marsh, Tudor Hall, Bloxham near Banbury and Winchester House in Brackley are all extremely well regarded. There is an excellent Church of England primary school in the village. Recreational opportunities are extensive: hunting with The Heythrop and the Bicester with Whaddon Chase, golf courses at Kirtlington, Burford, Chipping Norton, Lyneham and Tadmarton, polo at Kirtlington and motor racing at Silverstone. 6 Winterlake Winterlake is approached off a country lane through a broad gravel entrance with stone gateposts and double, wrought-iron gates. The driveway leads through the grounds, terminating in a parking area at the front of the house. The house was originally constructed in the late 1960s with later additions and is constructed of block under a tile roof. The house is classically designed with a central reception hall leading off to well-proportioned rooms that were designed to specifically take advantage of the views. The house is very light with sash windows on both the ground and first floor. Of particular note are the light and well-proportioned drawing and dining rooms, both of which benefit from the pretty outlook over the parkland and views beyond. The first floor accommodation is accessed via the main staircase from the reception hall as well as from a lift. The master bedroom is double aspect with lovely views over the gardens and grounds and is en-suite with an additional dressing room. There are six further bedrooms and three further bathrooms, one of the bedrooms is currently used as a study and the other as a storeroom but the accommodation is flexible and can be used in many ways to suit the required purpose. There is extensive storage in the roof space that is accessed via the lift and a small section of stairs which could be converted if required. The house sits on an elevated position surrounded by its gardens, grounds and outbuildings. Running the length of the front façade is a broad entertaining terrace with a retaining wall and steps leading down to the formal lawn to the front of the house. The land falls away from the house beyond the ha-ha with the top section divided by post and rail paddocks. The lower area often forms a lake in the winter months and is the reason why the property is called Winterlake.

13 The courtyard of outbuildings lie adjacent to the house and are extremely useful being multipurpose although currently are made up of garaging, an open-sided carport or store and the original stables have been converted into a staff flat consisting of a bedroom and bathroom, sitting room and kitchen. Flanking the staff cottage are further storerooms, a tack room and workshop. To one side of the main house is a garden pavilion with an inside exercise pool and a broad terrace and views over the grounds.
