2 LEAVENWORTH ADVENTURE PARK OVERVIEW Leavenworth Adventure Park will be a year-round, environmentally sensitive, family activity park featuring a Wiegand ALPINE COASTER and other adventure attractions, and is modeled after many European and North American mountain adventure parks -- The Leavenworth Adventure Park will operate year round. Our specific operating schedule will be designed to meet demand. Attractions will be designed to heighten awareness of the surrounding environment. Visually appealing western welcome gate to Leavenworth The Leavenworth Adventure Park will be an exciting, visually appealing, and appropriate western welcome gate to the city with active family recreation and aesthetically appealing landscaping. Complementary activity The Leavenworth Adventure Park will augment low-capacity recreation (rafting, mountain biking, hiking, etc.), with family-oriented activities. First-Rate operating philosophy The Leavenworth Adventure Park will employ convenient technology ticketing, high guest service standards, and targeted marketing that will include partnerships with local professionals and other community businesses and organizations. Community engagement While our primary target is the tourist market, we plan to connect with the community through discounted access, professional partnerships, and civic engagement of various kinds. Phased development Phase 1 features the opening of the ALPINE COASTER. Base area will include loading/unloading, tickets, photo, merchandise, restrooms, picnic area, small event space, office and areas for light snack and beverage sales. The site will be landscaped and fenced. Paved parking will be at the southern end of the property. Phase 2 will include 2-3 additional family attractions. Seasonal and holiday themed overlays We will create an ever-changing environment complementary to Leavenworth festivals and celebrations. 5/6/2018 2

4 PHASE 1 WILL FEATURE A WIEGAND ALPINE COASTER Uphill track will be 750 in length. Downhill track will be approximately 2,200 long. The ALPINE COASTER is Interactive riders control their speed, so each ride is unique. The vertical drop of the hill is 234. The track includes four 360 degree helixes plus exciting jumps, waves and curves. The maximum speed is regulated to mph. Video Link: 5/6/2018 4

5 LEAVENWORTH and an ALPINE COASTER - A PERFECT MATCH! Leavenworth, Washington Leavenworth is a Bavarian-themed alpine village nestled up to the eastern side of the Cascade Mountains. Leavenworth is the 5 th most visited tourist attraction in Washington State, hosting 2.5 million tourist visits per year. (source: Leavenworth Chamber of Commerce) There is a shortage of active, in-town family entertainment options. The Wiegand ALPINE COASTER The ALPINE COASTER adventure attraction is a proven successful, year-round anchor attraction at ski resorts and busy tourist sites around the world. The ALPINE COASTER was created in the Bavarian Alps, so is well suited to the Leavenworth Old World Bavarian theme. This would be the first ALPINE COASTER in Washington State, and only the second one on the West Coast. The ALPINE COASTER is a family-oriented activity that can be accessed, ridden and enjoyed by the vast majority of people. 5/6/2018 5

6 WIEGAND ALPINE COASTER LAYOUT AND INFORMATION Wiegand is the inventor of the ALPINE COASTER with over 180 installations world wide we use our experience and years of knowledge to create the perfect ALPINE COASTER. Low environmental impact and virtually no disturbance to the topsoil. It appeals to all ages; no skills required and its fun for the whole family. Wiegand is known world wide for its German engineering and technology fused in with American know-how. Wiegand's ALPINE COASTER is built corresponding to the latest ASTM, CSA and DIN Standards. Top speed can be set with centrifugal brakes [up to mph]. Wiegand's 6-tube stainless steel rail system eliminates derailments and provides a comfortable ride. Each toboggan includes lockable Safety belts. Each toboggan contains an Intelligent Distance Control Assist System to minimize collisions. Leavenworth 1/2 mile 5/6/2018 6

7 DEVELOPMENT PHASES 1 4 Phase 1 June 2019 Phase 1 features the opening of the alpine coaster. Base area will include loading/unloading, storage, tickets, photo, merchandise, restrooms, picnic area, office and areas for light snack and beverage sales. The site will be landscaped and fenced. Paved parking will be at the southern end of the property. Phase 2 or 3 June 2019 or 2020 Foodservice and a medium sized (approx. 150 cap) event space Phase 2 June or July other attractions will be added. Exact mix of attractions will be determined following a demographic study. Note Development phase timing may change, but the goals remain. Phase 4 June or July 2022 An uphill trail system and observation deck is under consideration. 5/6/2018 7

8 POTENTIAL FUTURE ADVENTURE ATTRACTIONS Via Ferrata Ropes Aerial Challenge Course The unique nature of the site creates an opportunity to design an experience that combines via ferrata (iron way) with a ropes aerial challenge course. This will create an exciting sense of arrival to Leavenworth as drivers from Tumwater Canyon see climbing activity on the west and north sides of the site. It will also be an activity enjoyed by local families and will involve the local climbing community. 5/6/2018 8

10 MARKET and OPERATING ASSUMPTIONS ALPINE COASTER attendance is based on a % of the tourist market of 2.5 million visitors per year (increased 3% annually). We expect approximately 5%, or 100,000 visits during the first full year of operation. Adventure attractions will be added in each of the first two years. Our current plan is to open June of Our expected operating days are weekends and holidays November and January through May. Other months will be daily operations. 5/6/

11 LEAVENWORTH ADVENTURE PARK MILESTONES Annexation May 2018 Final annexation to the city of Leavenworth is targeted for May Conditional Use Permit (CUP) June to August 2018 Application is in process. Final Design Final architectural designs will be completed after closing. Early Construction Phase September 2018 Assuming successful CUP, work on Phase 1 will begin September Sewer and other utilities will be extended to the site. Company organization, marketing, and operations procedures will be established at this time. Final Construction Final construction will begin in March 2019 for June 2019 opening. Note These milestones are as of 5/4/18. The timeline is subject to change. 5/6/

12 Traffic and Parking A traffic study has been completed and now undergoing analysis. Lighting Plan Special attention will be paid to dark-sky concerns to minimize light pollution. Environment Environmentally sound choices (i.e. low-flush toilets) will be made to minimize impact. Dirt work in base area will be necessary to level site for parking and improve drainage and minimize erosion. Fire and Rescue Off-road vehicle (ORV) will be purchased by the Leavenworth Adventure Park and deeded to fire department for rescue access. Access road will be constructed for ORV access. Hydrant added when sewer is brought to the Leavenworth Adventure Park site from across Icicle Road. State Environment Policy Act (SEPA) Checklist This will be a consideration due to steep slopes and other applicable checklist items. Noise Soundscaping will be designed to minimize noise from property. OTHER CONSIDERATIONS 5/6/

17 WHO WE ARE David R. Moffett Dave was President and CEO of his family ski business, Ski Lifts, Inc, from 1980 to This company owned and operated the four ski areas on Snoqualmie Pass (Snoqualmie Summit, Alpental, Ski Acres and Hyak), now called the Summit at Snoqualmie. Booth Creek Ski Holdings purchased Ski Lifts, Inc. in During Dave's tenure at Snoqualmie he thoroughly researched a number of summer opportunities including the Alpine Slide, a similar ride to the Alpine Coaster. Business activities at present include angel investing and commercial real estate ownership/management through D. R. Moffett & Associates, Inc. In addition he engages in financial consulting for several Seattle businesses with his financial background (MBA, Finance, University of California, Berkeley). Dave served on the boards of the National Ski Areas Association ( , treasurer, ), Washington State Ski Industries ( ), Pacific Northwest Ski Areas Association ( ), Skiforall (now OutdoorsforAll) Foundation ( , president ), Mountains to Sound Greenway Trust ( ), Seattle Tennis Club ( , president ) and a number of Seattle based commercial companies. He served on the boards of Virginia Mason Medical Center ( ) and Mercer Island Chamber of Commerce ( ). Dave is the co-founder and president of the Washington State Ski and Snowboard Museum which opened in October John Sutherland John brings over 35 years of management, development, and supervisory experience in the leisure and academic-administrative industries in Colorado and Washington. John served at the University of Washington for over 20 years, most recently serving in executive acting and consulting roles in the Department of Global Health, Radiation Oncology, and the School of Public Health Office of the Dean. Prior to that, John served as the Director of Finance and Administration for the Department of Family Medicine at the University of Washington School of Medicine where he was the chief administrative officer for the nationally recognized leader in the field of primary health care. In 2000, John successfully introduced the idea of a major theme park to Lakewood, Washington. Although the project was never built due to the political climate, he created the concept, persuaded the city to move forward, and introduced a major theme park developer to the city. John was featured in the Puget Sound Business Journal and News Tribune (Tacoma) for his work on the Lakewood Theme Park project. He is the former Director of the Summit Learning Center for the Summit at Snoqualmie (ski areas) on Snoqualmie Pass, Washington. It was there that he was also a ski area manager and was responsible for introducing commercial mountain biking to Washington ski areas. In addition, John supports his love for the arts through the professional, non-profit theatre company he founded in 2014, Sidecountry Theatre. John is currently an advisor and volunteer docent for the Washington State Ski and Snowboard Museum. John brings his reputation for team building skills, accountability, drive, creativity and professional integrity, which has been proven time and again through award-winning recreation programs and various other professional efforts.
