2 Location Details SITE Knights Landing SITE CR 102 CR 16 Description: Kinights Landing River Ranch is an open irrigated row crop farm with riparian characteristics with developed and perfected water rights to surface water from the Sacramento River. It also includes an old overgrown partially fenced building site that could be re-established offering mature redwood and oak trees for shade and an old dilapidated wood barn. Location: The farm fronts the west side of the Sacramento River about 2.5 miles SE (downriver) via CR 116 from Knights Landing and just 8 miles NE of the City of Woodland, the county seat of government, along Interstate 5. Davis and the campus of UCD. It is situated about 20 miles NW of Sacramento, the state capitol; and 68 miles E. of the San Francisco Bay Area, the leading high-technology region in the world. 3 Ranch Summary ACREAGE: APN (Yolo): & gross acres (per assessor s office). 63 net farm acres (per owner) SOILS: Mostly comprised of Class 1 soils (over 55 acres) including very fine sandy loam on the E. side; bands of silty loam and silty clay loams on the W. side of the road, transitioning to Class 2 clay on the far west end. PROPERTY TAXES: ZONING: WATER: $3,080 annually, including drainage district assessments ($40/acre) A-N (Ag Intensive) Note Property is voluntarily enrolled under a Land Conservation contract (aka Williamson Act) and receives property tax benefits. Owner entered into two US Bureau of Reclamation Settlement contracts in 2005 that cover the farm that include base supply and project water. USBR Contract #1616A provides a total of 120 ac. ft. and USBR #8322A is allocated approx. 45 af, total 165 AF, Note-USBR #8322A covers additional acreage not offered for sale and this contract would require modification (merger with #1616A).
