2 LOCATION: The ranch is located in the northwestern portion of Comanche County near the Eastland County line, 7+/- miles east of Rising Star, Texas, approximately 2 hours 20 minutes southwest of Dallas, 1 hour 50 mintes southwest of Ft. Worth, and 1 hour southeast of Abilene. Property has road frontage on FM 587 and County Road 194. DIRECTIONS: From Dallas or Ft. Worth take I-20 west to exit 361 at its intersection with TX-16 just south of the town of Strawn. Proceed south on TX-16 for 16.3 miles to the intersection of FM 8 in Desdemona. Turn right and continue southwest on FM 8 for 8.8 miles through the town of Gorman and FM 679 intersection. Turn left and continue south on FM 679 for 7.2 miles to the intersection of FM 587. Turn right and continue west on FM 587 for 9.8 miles to the ranch on the right. From Abilene take TX-36 southeast for 60 miles through Rising Star to its intersection with FM 587. Turn left and proceed east on FM 587 for 3.4 miles to the ranch on the left. DESCRIPTION: The Tracy Ranch is a great recreational property providing quality wildlife habitat, good surface water, outstanding hunting, scenic views, and potential building sites. 3 TERRAIN: There is 90 +/- of scenic elevation change across the ranch with good rolling topography through the South and East portions of the property. Areas of heavily wooded post oak country transition into mesquite flats and tillable fields. In addition, the ranch provides scattered live oak, elm, and cedar throughout. Soils consist primarily of Chaney loamy sand, Owens clay, Pedernales fine sandy loam, Demona loamy sand, Hensley stony loam, Lewisville clay loam, and Luckenbach clay loam. WILDLIFE & HUNTING: The ranch provides good habitat for an abundance of whitetail deer, turkey, dove, hog, and varmint. A good mix of heavy to moderate brush cover, forbs, and browse help attract and hold wildlife on the ranch. Senderos have been cut and provide shooting lanes through post oak groves and there are numerous locations suitable for establishing wildlife food plots. Currently, there is one small food plot. HISTORY: The Tracy ranch has been in the same family since it was purchased in the 1960s. There is an old railroad right of way crossing the property adding historical interest. MINERALS: Owner is believed to own a small portion of the mineral estate. There is some O&G production on the ranch.
