3 Manila, Utah and the surrounding area are well known for excellent ranches and the recreational opportunities. Manila, population 340, is a small town that offers food, lodging and other services. It is the seat of Dagget County, and hosts summer activities, such as a town festival, rodeo, and parade. It also offers a paved airstrip for air travel access. With spectacular views of the Flaming Gorge, it sits just under two hundred miles from Salt Lake City, but is far removed from the business of the city. The Flaming Gorge Reservoir sits just east of Manila, and the Flaming Gorge National Forest stretches south, along the Ashley National Forest, which is home to the highest point in Utah, King s Peak (elev. 13,528 ft). Both places offer outdoor recreation such as camping, fishing, and biking. Wildlife is abundant in the area as well, including elk, deer, moose, antelope, and big horn sheep. The city of Green River sits to the northeast of the ranch, the drive just under an hour. Population 13,000, Green River is a city of industry based upon the railroad and trona (mineral) mining. A historic town, it was founded in 1868 and explorations of the Green and Colorado River were based from it. Every summer finds Green River celebrating Flaming Gorge Days, with children s activities, sports tournaments in the parks, a parade, and concerts. The city offers all the modern conveniences needed, such as health care and schools. L O C A L A R E A

4 R A N C H D E S C R I P T I O N & I M P R O V E M E N T S The ranch is secluded and private with highway access on just over 2 miles of gravel road, coming down off a bench into the river bottom. From rolling meadows to tall trees, the Miner Ranch is a picturesque location. The home is a newer two story log home of 1,400 sq. ft. The main level has a kitchen and living area, with two bedrooms and a bath upstairs. The house has been very well-maintained, and has excellent views of the ranch. Across the river, a 400 sq. ft. log guest cabin sits in its own private location. An older ranch home sits on the properties as well, along with numerous outbuildings and horse facilities. Electricity is provided by Bridger Valley Electric, which also provides the satellite internet service. Telephone access is provided by Union Telephone.

5 634 +/- deeded acres The property consists of 634+/- acres in a private valley traversed by the Henry s Fork River. Spreading along the Henry s Fork for about 3.5 miles, the property is wellcovered with cottonwood trees. It also has approximately 250 acres in irrigated hay meadows. Numerous raptors inhabit the Henry s Fork Valley as well, including bald and golden eagles. While the Henry s Fork itself is not a fishery, the nearby Flaming Gorge Reservoir is one of the best known and highest rated fisheries in the west. This 91- mile long lake is only 20 miles from the ranch it offers easy access to both fishing and boating.

10 The Equality State became the 44 th state in the Union on July 10, 1890, earning the nickname from being the first to grant women the right to vote, own land, and hold office, legislature that was carried into statehood. Also known as the cowboy state, Wyoming is synonymous with the Spirit of the Old West, a place where the legacy of the cowboy and cattleman is carried on. The state is filled with rich history, a diverse and rugged landscape, and some of the most breathtaking natural wonders in the continental United States, such as the Devil s Tower or Yellowstone National Park. The backbone of Wyoming economy is deeply rooted in the history of the land, seen in its extensive agriculture and livestock production, and the use of its rich natural resources, such as coal. Falling fiftieth on the ranking of population density, Wyoming is often called a small town with long streets and the fewer people contribute to its having the cleanest air and the second lowest energy costs in the nation. It is also ranked in the top ten in the nation for education, and favors its citizens with a friendly tax climate, including no personal income tax and low property taxes. Many speak of the myth of the Old West, but there s nothing mythical about the vast lands of Wyoming, where not only was the history of the West played out, but its Spirit lives on today.
