2 INTRODUCTION AND OVERVIEW OF THE RODUNER RANCH In the heart of California s San Joaquin Valley, a unique opportunity awaits a discerning buyer. The is comprised of 5,878± acres of productive, scenic grazing land. The Roduner Ranch is located on Snelling Highway, very close to the community of Merced, California, also home of the newest campus in the University of California system, UC Merced. The Roduner property is also within minutes drive to downtown Merced and one to two hours driving time of major urban centers of northern and central California. This large land holding combines all the characteristics that make this California land an excellent investment. With over 5,878± acres of prime grazing land, this combines income, recreation, location and potential future development. The majority of the property is currently zoned A-2, Exclusive Agricultural with a small portion in the southern section being A- 1, General Agricultural. This marketing package will further detail and explain the values of this property. The marketing package is presented in three sections that will more specifically detail physical characteristics and economic advantages of this diverse property. DESCRIPTION OF RODUNER RANCH The is located four miles north of Merced, the County Seat of Merced County. The ranch consists of 5,878± acres of a single, large contiguous block of native grazing land just outside the City of Merced Sphere of Influence, but within 2 miles of the new UC Merced campus. The ranch is approximately 2 miles from north to south and 5 miles from east to west at it s longest point. Elevations of this ranch begin at 235 feet on the south and increase to approximately 580 feet at the center of the property. The terrain is mostly gentle rolling to moderate rolling in some parts. ACCESS The southern portion of the property near the Valley floor is bordered by 5 miles of La Paloma Road. The western portion of the property is divided by Snelling Highway, the northern extension of G Street, a major traffic corridor that carries traffic north and south. Highway 99 is approximately 5 miles south of the property. The ranch has approximately 2 miles of country road frontage on Snelling Highway. LIVESTOCK GRAZING This ranch land has been used solely for grazing since acquired by the Roduner family. The carrying capacity for livestock can vary from year to year, but is estimated at three acres per stocker (steer/heifer). This equates to approximately 2,000 head for six to seven months, from late October through April or May. Based on 500 pound stockers at the beginning of the season, the average weight gain by the end of the season is usually around 250± pounds per head, depending on the quality of livestock, annual rainfall, livestock management practices and other conditions. The ranch could also be used as a cow/calf operation. The carrying capacity of a cow/calf operation could be estimated if needed. NATIVE GRASSES Typically, Filaree, Burr Clover, and Wild Oats are the predominant grasses and vegetation native to this area. With normal winter rains, this property becomes abundant with natural beauty and native grasses providing excellent feed conditions for livestock and wildlife. WATER Stock water is provided to property from a number of sources. These sources include seasonal creeks, natural springs and stock ponds located throughout the ranch. Since this property is near the valley floor, deeper well water may be easily located in many areas of the property. CLIMATE The year-round climate on the ranch is generally mild, with summer daytime highs in the mid 90 s. The temperatures in the winter

3 are relatively moderate. During the summer there is usually a cooling breeze in the afternoon and evenings. There is an abundance of clean air on the ranch throughout the year resulting from the westerly prevailing breezes or winds coming from the pacific coast, that spill through the passes of the Diablo Mountain Range to the west. The rainy season extends from November through April with an average rainfall of 10.8 inches annually. IMPROVEMENTS The entire ranch is perimeter fenced and has been maintained to a ranch-like condition. The interior of the ranch has some cross-fencing, giving the owner the ability to rotate livestock when needed to utilize feed and get maximum livestock gains. A newly constructed corral/livestock facility is located near the southern border close to La Paloma Road. There are miles of well maintained dirt ranch roads throughout the property giving the owner easy access to most locations on the ranch on a year-round basis. RECREATION In addition to the recreation and personal enjoyment that is derived from exposure to the property s expansive landscape, seasonal creeks, wildlife and it s vast amount of vegetation, the property offers many other outdoor activities including hiking, horseback riding, mountain biking, hunting and camping. Located within a short distance from the property is one of the largest wilderness areas in the western United States. These areas include Yosemite National Park, one of the many state or national parks within the Sierra Nevada Mountain Range that provides a multitude of recreational sports. For water sports enthusiasts, the Merced River, Tuolumne River, McSwain Lake, Lake McClure, Lake Yosemite, Lake Don Pedro and others provide many choices for boating, skiing or fishing. BUILDINGS SOILS The property consists of several soil types. The predominant soils are: ReB, Redding gravelly loam, 0 to 8% slopes CgB, Corning gravelly loam, 0 to 8% slopes CgD, Corning gravelly loam, 0 to 3% slopes CkD, Corning sandy loam, 0 to 30% slopes 4-HB, Hopeton gravelly clay loam, 0 to 8% slopes WILDLIFE Wildlife includes dove, and wild pigs.
