3 DIRECTIONS AND LOCATION The Mulehoe Ranch i located approximately ix mile wet of Wheatland, Wyoming. It i eaily acceible year-round. To reach the ranch headquarter from I-25, take exit 78; turn onto Wet Maripoa Parkway and travel wet for approximately 0.9 mile; turn left onto Ferguon Road/WY- 312 and travel approximately 0.1 mile; turn right at the firt cro treet onto Palmer Canyon Road traveling wet for approximately 5.2 mile. The land i a combination of wooded riparian area that offer protection for livetock, rolling native gra pature, and productive irrigated farm ground. Sybille Creek flow through the property for approximately one and a quarter mile and i a tail-water tream that ha good flow even in dry year. Mature cottonwood and willow along the creek provide excellent habitat for waterfowl and wildlife. 7 RANCH OPERATIONS AND IMPROVEMENTS The Mulehoe Ranch currently operate a yearling heifer operation and run 250 yearling heifer on the ranch for five month each year. The high protein, hard gra pecie that are found on the ranch typically yield weight gain of 1.8 to 2 pound per day on yearling cattle. There are 175± irrigated acre currently planted to malt barley that are irrigated by two low-preure Zimmatic center pivot. The 2003, 10-tower pivot cover 110± acre while the 2009, 6-tower pivot irrigate 65± acre. All water to both pivot i pumped from the Mulehoe Ditch. The 2014 electric cot to operate the 10-tower pivot wa approximately $3,010. The average yearly uage of dieel fuel to operate the 6-tower pivot i approximately 1,000 gallon. There i a 2,000-gallon fuel tank located next to thi pivot which the owner fill every other year. The crop produced on the irrigated farmland are harveted on a crop-hare arrangement. The owner receive 1/3 of the crop harveted a well a retaining any reidual feed which i then available for winter forage. With upplemental feeding during the winter month, thi ranch would work well a cow/calf operation. The ranch i cro-fenced into three large pature of range land, four meadow pature, and three hore pature. Thi allow for flexible management and efficient grazing rotation. Mot fence are four-wire barbed wire with teel pot and are in good condition. Note carrying capacity can vary due to weather condition and management practice. 21 WATER RESOURCES Sybille Creek flow through the property for 1-1/4 mile. The creek i a tail-water tream that ha good flow, even in dry year. The ranch hare the allotted 17.5 acre feet of the 1881 territorial water right with a neighbor and average approximately 46% uage of the allotted water. The owner tate that depending on the irrigation need of the two propertie for a particular year, one or the other may ue all of allotted water for their repective crop. Approximately 50 acre of eparate open pace along the creek bottom and farm ground that the pivot are unable to reach are flood-irrigated. In addition, there are approximately 100± acre of ub-irrigated meadow along the creek bottom. Although there are only 225± acre currently being irrigated, an additional 48 acre located on the wet ide of Sybille Creek can be irrigated by gated pipe. Since thi allocation ha a 1971 priority date, irrigation water for thee acre i available once the allocation for higher priority right have been ued. The Mulehoe Ranch enjoy two unique feature with repect to the availability of irrigation water. Firt, the ranch ha original water right to irrigate a total of 370± acre. Secondly, the ranch i inured enough water every year to operate the pivot a well a to flood-irrigate up to 302± acre. Thi lat feature i made poible a water i diverted from Wheatland Reervoir #2 to make up for any hortfall of allocation amount from Sybille Creek. The deer population ha had an excellent opportunity to mature with the current owner management and ha produced good reult. Other hunting opportunitie include antelope, coyote, mountain lion, and bobcat. The cloe proximity of farm ground and Sybille Creek flowing through the ranch create the excellent potential for duck and gooe hunting along with fihing opportunitie.
