2 UDIA NSW TOKYO STUDY TOUR Following the success of the Study Tours to Singapore and Shanghai, UDIA NSW will this year host a study tour to Tokyo, Japan to take on board lessons from the local property market. The tour will focus on technology, sustainability and innovation. Tokyo, the largest mega-region in the world, is home to 35 million inhabitants. It is a city whose architectural fabric is renewed on average every 20 years and few buildings have survived past epochs. Tokyo's urban development is characterised by a continual process of restructuring and growth. This constant transformation can be attributed to the importance Japan places on the need to showcase its capital as the image of the modern age. Several natural disasters, WWII and the 1964 Olympics paved the way for new approaches to urban and architectural planning. Today, there is a realisation that Tokyo must take part in the global effort to achieve sustainability with its growth. Urban planning is now linked closely with Japan's native culture and sensibility, and Tokyo is focused on finding solutions to the problems facing its city. On this tour you will learn about Tokyo's approach to strategic planning, development and infrastructure. You will meet with officials; local and international developers, and consultants to learn and exchange views on planning, urban renewal and development; housing technology, engineering, adaptive reuse, sustainability and much more. The UDIA NSW Tokyo Study Tour itinerary has been designed to showcase lifestyle transformations taking place in urban centres to combat global warming, increasing populations, and the high cost of resources. 3 WHAT YOU WILL SEE AND LEARN Mixed-Use Development - Roppongi Hills Roppongi Hills is a redevelopment project in a densely populated area. The new urban centre, constructed by building tycoon Minoru Mori, is one of Japan's largest integrated property developments. Minoru Mori previously constructed Japan's first large-scale redevelopment project, Ark Hills. Public Space Redevelopment - Odaiba Odaiba is a large artificial island in Tokyo Bay. Since the 1990s it has been developed into a major commercial, residential and recreational area. It is home to some of Tokyo's boldest architectural creations, such as the Fuji TV Building, Telecom Center and Tokyo Big Sight. Odaiba is a good example of public-space urban design and features plenty of green space and elevated walkways. Urban Renewal - Tokyo Midtown Tokyo Midtown is one of Japan's largest mixed-use redevelopments. The development uses advanced sustainable planning and technologies. Forty percent of the development is open greenery which forms an important part of the cities' green belt. Key features of the development include a wastewater plant and energy management system, solar power and an advanced waste disposal system. The grounds and structures are designed to be adaptable to meet future needs. Transport Infrastructure - Urban Rail Network Tokyo s world-class, public-transport system combines an extensive train network, underground subway lines and bus system. Tokyo has one of the world's most convenient and efficient urban rail networks with 40 million passengers using the rail system daily. The itinerary includes travel on various forms of public-transport. Sustainability - Zero Emissions House The Zero Emissions House was first built for the Hokkaido Toyako Summit as a practical solution for global warming. The house is intergrated with sophisticated technologies for creating energy while utilising natural resources. It demonstrates that the need for comfortable living can be met with a zero carbon footprint. Key features include state-of-the-art technology that result in zero net CO2 emissions during building, occupancy, and demolishing and zero waste generation from construction. Tokyo Metropolitan Government Building The Tokyo Metropolitan Government Building houses the headquarters of the Tokyo Metropolitan Government, which governs not only the 23 wards, but also the cities, towns and villages that make up Tokyo as a whole. Located in Shinjuku, the building consists of a complex of three structures, each taking up a city block. The distinctive architecture and 202 metre-high observation decks that provide panoramic views of Tokyo and beyond make this a landmark development in Tokyo. Public-Private Sector Partnership - Toranomon Hills Tokyo s latest mixed-use development, Toranomon Hills, is a new flagship for urban living. The Tokyo Metropolitan Government selected Mori Building as a partner in a joint public-private sector effort to transform their vision for the redevelopment along Loop Road No. 2 from Toranomon to Shimbashi into reality. The landmark Loop Road project will help push traffic underground and out of sight, creating a pleasant pedestrianised area, while underground parking areas will free up more space at ground level. Large-Scale Urban Development - Minato Mirai 21 Minato Mirai is an urban renewal and reclaimed land project connecting a port and industrial area. The development of Minato Mirai linked two major city centres and now form part of the business and central 'core' of Yokohama. Housing Manufacturing - The Kanto Factory The Kanto Factory is a large-scale housing manufacturing plant with a total area of 309,547m2. The plant is Sekisui House's most impressive demonstration of manufacturing of its housing components with an unsurpassable emphasis on quality control, miniumn error rate and zero waste achieved in the manufacturing process of homes. The factory allows visitors to witness the entire production line and manufacturing process taking housing construction to another level. Customers can watch their houses take shape in an inspiring and transparent manner. The production capacity of the factory is 1,158 housing units per month. Innovative Housing Exhibition - The Dream Factory The Dream Factory is an exhibition facility that displays Sekisui's House s housing technologies. Visitors use experimental machines to see, touch and enjoy various aspects of housing, and gain an understanding of the advanced technology applied. An ability to educate the end users about the building process from external to internal aspects and its point of difference have been excellently demonstrated at the dream factory centre.
