4 Metro Market Overview Market Overview s economy is anticipated to lead the country in real GDP growth over the next several years. The Conference Board of Canada reports growth of 3.% for 6 and an average growth of 3.% between - for context, Toronto is expected to grow by 6% in 6 and 5% between and The growth in Western Canada s largest city is largely fueled by rising housing costs and large non-residential projects. The Metro industrial market continues to see vacancy decline as demand for industrial product remains strong with year over year vacancy going from 3.3% to.5%. Net absorption slowed this quarter to 644,6 SF relative to the previous quarter s net absorption of,4,454 SF; in addition, year over year net absorption declined from,,8 SF in Q 5. However, the general trend is positive net absorption with strong demand for space with a dwindling supply of available inventory as well as developable land. investors are looking to strata product to find opportunities with the potential to lease once purchased.
