I reflect on the past 50 years with pride. Half a century defined by productive friendships, enduring relationships and a few stumbling blocks and for this, I would like to express my gratitude. I am supported by a dedicated team of more than 100 staff of whom I highly value and am immensely proud and respectful of and a talented network of clients, architects, consultants, suppliers and subcontractors who we have been privileged to work with on a diverse range of milestone projects that include civil, infrastructure, commercial, institutional and retail work. I look to the future of Perkins Builders with optimism and positivity. I value the relationship Perkins has with you and look forward to continued mutual success and prosperity. Dan Perkins Managing Director Construction company forges a strong path forward For the fi rst 25 years Perkins operated as a small Bunbury-based contractor, delivering a diverse range of commercial, industrial and civil engineering projects throughout the South West of Western Australia. In 1983 cofounder Neville Perkins son Dan joined the company as an apprentice carpenter and over the years progressed through the roles of foreman, site manager and contracts manager until he was appointed as managing director in When Dan Perkins assumed his new role, this was the commencement of the growth curve and during the early 2000s, the company restructured its corporate entity from Perkins Brothers to Perkins Builders. That s where we effectively structured ourselves around a consistent year-on-year compounding expansion path. We grew in turnover and project activity by about 10 to 20 per cent each year, Mr Perkins said. The defi ning area was in 2002 when we opened our Perth offi ce, which was effectively an unusual act. Here we had a regionally-based contractor expanding into the metropolitan area, where normally it s the major players based in the metropolitan area that journey into the regions. On the basis of our existing relationships with professionals in the industry, they recognised our traditional attributes, values and the culture of our well-established regional business, which had a higher emphasis on quality, confi dence, integrity and a commercial advantage. They embraced us into the metropolitan market, so we certainly didn t lack for opportunity and genuine engagement opportunities right from the outset. Fast-forward to today and Perkins Builders has built a reputation for high-quality, on-time and on-budget construction in a wide range of market sections including commercial, retail, health, aged care, multi-residential, industrial, education, recreation, aquatic and civil-based projects. Recently two companies were added to the Perkins brand, including Commercial Aquatics Australia, which specialises in the design and construction of aquatic facilities and Perkins Total Project Delivery, a commercial construction company offering sophisticated design and project management skills on unique projects. As to the future of Perkins Builders, Mr Perkins said he had a continued determination to deliver much of the same. I see the need for us to be pragmatically consistent and robust and continue what we do, which is to be a solid, reliable contractor and diligent in the delivery of what Perkins does, he said. There possibly will be diversifi cation opportunities in the future and I do think we live in a globalising world where communication and logistical arrangements are easier to build. Refl ecting on the company s success, Mr Perkins said it was important to recognise the support it had received from others in the industry. At the end of the day, me as an individual and we as a company can t do anything by ourselves, he said. We might be the lead agent, facilitator or organiser, but it s primarily about the inputs of our direct staff and very much so about our subcontractors and their ability to organise and sustain their corporate entities to support what we do. 3 WEDNESDAY, MAY 20, THE WEST AUSTRALIAN LIFTOUT Effective communication a winning method Over the years Perkins Builders has had a prosperous relationship with Insight Project Services (IPS), a Perthbased project, design and development management advisory consultancy, having worked together on more than 13 projects. The thread that is common to them all is how we communicate. Recent projects included the Woolworths Perth Distribution Centre and its subsequent expansion, the Woolworths Abattoir expansion in Bunbury, five Masters Home Improvement Stores, Coles Albany and four amusement rides at Adventure World. Communication is the pillar on which all projects are founded and I have always enjoyed clear, concise, frank and honest communication with the Perkins team and specifically with the management team. IPS Director Cameron Stone said the company worked with Perkins on both design and construct projects and construct-only projects, which all had the same outcome ahead of time and under budget. Every project has challenges and no doubt each project I have delivered with Perkins has had many and varied to deal with, he said. No matter what the issue, challenge or debate might have been, we have approached it together and resolved it together because a problem shared is one halved. Mr Perkins said his company received recognition and satisfaction from the ongoing involvement and the reengagement with Woolworths. Recognition is verification you ve been successful in delivering somebody else s planning and design ideas. Over 50 years it hasn t been about this job, this contract or this week. That underpins the long-term philosophy of our company, he said. Masters Home Improvement Baldivis was the first Masters store to be built in Western Australia. Meanwhile, Woolworths Meatworks was a unique project that enabled Woolworths to consolidate its lamb and beef business to a single modern facility in the South West. This expansion was carried out within an existing operating facility, so maintaining the client s operation was paramount. This required staging construction to suit operations, meeting strict food hygiene requirements and working out of operating hours to ensure everyday operations were not impacted. Completed in March 2011 the Bunbury Cathedral Precinct is a grand structure sitting high on the hill overlooking Bunbury s town centre. The last time a new cathedral was built in Australia was more than 60 years ago, Perkins Builders Managing Director Dan Perkins said. The notable aspect of this project was the realisation of a once-in-a-lifetime opportunity that none of my peers or colleagues were likely to have received, he said. It was an unbelievable experience to be able to reconstruct an icon. Rebuilding the new Bunbury Cathedral Precinct came about after the old cathedral was dismantled by a tornado in 2005 and had to be demolished. Reconstruction included the restoration and renovation of the heritage-listed Parish House, a 1920s Federation building also damaged by the tornado. Catholic Diocese of Bunbury Financial Administrator John Ogilvie said from the community consultation soon after the demolition of the old cathedral, it became clear what the community wanted was a traditional-looking cathedral exterior with a modern interior. It has met these expectations and more, he said. The community is proud of Bunbury s iconic Catholic Cathedral and some people have commented that it is one of the most beautiful buildings in Western Australia. It has renewed its place as the focal point from which the religious, charitable and educational works of the Diocese are delivered throughout the south-west corner of Australia. Tourists from around the world and within Australia visit St Patrick s Cathedral, having heard about its magnifi cent glass spire and stunning 7m-high windows of biblical scenes painted by iconic Australian artist Robert Juniper. The cathedral was constructed mainly of brick, with a steel support structure for the cathedral roof and a concrete suspended podium level. The bell tower with its 26m-high steel glazed spire and 22m-high formed concrete bell tower base stands as a masterpiece overlooking the town. Pewters of stone and timber were used from previous buildings and the detailed plastering to the internal areas provided a contemporary look. Mr Ogilvie said Perkins Builders worked with the Diocese, the architect and consultants to deliver the project on time and on budget. Perkins staff were always professional, friendly and willing to go that bit further to ensure the rebuilding of the Cathedral precinct was successful, he said. Their systems, processes and procedures ensured we knew how the project was tracking both fi nancially and relative to the schedule. They clearly understood the importance of this once-ina-lifetime opportunity to build a cathedral that will stand for centuries to come. Mr Ogilvie said rebuilding the cathedral precinct was no easy task. The elevation of the site, its topography, proximity to existing buildings and other constraints provided many challenges, he said. This displayed the diverse skills of Perkins from heritage restoration work through to building new modern buildings. The Diocese will be forever grateful for the skills and expertise of Perkins Builders. Perkins Builders workmanship on this project was recognised when it was awarded two Master Builders Australia awards in 2011 for best historic restoration over $10 million and national commercial-industrial building between $10 to $20 million. 5 THE WEST AUSTRALIAN LIFTOUT WEDNESDAY, MAY 20, A relationship built on respect Perkins Builders was the managing contractor for the hi-tech corporate headquarters and remote operations centre for Roy Hill Holdings, which won the Masters Builders Australia Award for Best Offi ce Building in The architect on the project, Peter Hunt Architect, said Roy Hill was extremely proud of its fl agship centre in Western Australia for being one of the most sophisticated and technologically advanced remote operations centre in the Southern Hemisphere. Peter Hunt Architect Joint Managing Director Ron Edenburg said Perkins Builders senior management team, including Dan Perkins, had a hands-on approach throughout the project design and procurement phases. A highly collaborative relationship and understanding developed a process through which design objectives, constructability and programming issues meshed without compromise, he said. The corporate headquarters included 9000sq m of offi ce space over three levels, basement parking for 100 cars and a canteen with an alfresco terrace. The remote operations centre is a hi-tech central automation hub, including data rooms, uninterruptible power supply and battery rooms and emergency generators. Challenges to the project included working in the Perth International Airport precinct that was subject to stringent regulations, dealing with an unexpected 10-year peak in the water table onsite, a change in client management, the client needing early access to the control centre and overall, a fast-paced construction program. Despite this the project was delivered three months ahead of schedule and the fi nished building conveyed a strong and striking corporate identity for the client. Mr Edenburg said Peter Hunt Architect and Perkins Builders had enjoyed a 20-year association and had successfully completed in excess of 12 projects over that period. On all projects and at all levels of design, documentation and contract administration, Perkins and Peter Hunt Architect staff collectively enjoy a highly professional association based on mutual respect and confi dence in each other s capabilities, he said. Perkins Builders Managing Director Dan Perkins said this project was very much about understanding the parameters within which the company could work. There s a whole different world of interface, programming, scheduling and setting up the execution of the works so you re clearly not exposing the airport to any losses in the areas of danger, disruption and customer dissatisfaction, he said. Adding to that are the other challenges of working airside, purely because of safety and security concerns. It s an incomparable experience to anything else we have worked on. In response to these challenges, Perkins Builders established a project delivery group consisting of about 20 dedicated people involved in the delivery stream. We ve built a functional and productive relationship with the airport at all levels, from management down to all levels of operations, Mr Perkins said. Now into its third year, it s demonstrated to be a mutually successful relationship in terms of us meeting the airport s requirements. Perth Airport Executive General Manager Assets and Capital Works Guy Thompson said the Perth Airport team had regular contact with the Perkins site team. At meetings planned works are outlined, issues associated with them are discussed and communication to the wide array of stakeholders are planned to ensure activities are understood, he said. HMA Architects Director Garry Holland said close collaboration with Perkins Builders was a critical element of the project. Mr Holland said Dan Perkins led the briefi ng sessions with passion and his vision for the new head offi ce was an integration of the working teams (document production, estimating, contract administration and fi nance). A three-level space design was developed with central stair access fl anked by open and closed offi ce areas. The stair was the heart of the building, Mr Holland said. Each level of the three-storey building was designed with a specifi c function in mind, with forethought to allow for future expansion. The ground fl oor features a spacious reception area, meeting room and print, mail and IT server rooms. The fi rst fl oor boasts an open-plan workstation layout with library space and staff room, while the second fl oor showcases the stunning ceiling centrepiece, contains a spacious boardroom and large balcony and includes a combination of open-plan workstations and private offi ce spaces. Mr Holland said the outcome was an outstanding working offi ce that above all showcased Perkins Builders. We look forward to working with Perkins Builders on future projects. 8 8 WEDNESDAY, MAY 20, 2015 LIFTOUT THE WEST AUSTRALIAN Proud of important selection In September last year, Perkins Builders completed the nbn Satellite Earth Stations project, which consisted of four sites in Geraldton, Kalgoorlie, Carnarvon and Wagerup. Perkins Builders Managing Director Dan Perkins said nbn had every building contractor in the country to choose from and decided to only award two builders nationally. They chose an east coast contractor for the eastern states works and then selected us, which was an honour because it was not a tender price competition but done on broad subjective criteria, he said. They effectively had the fi eld of thousands and they picked a well-established regionallybased contractor, we took great pride in that. The works consisted of large pad footings bases for antenna; offi ce space, data communications and electrical interfaces; complex mechanical interfacing for data systems; external roads and laydown areas.
