2 HOSPITALITY PROJECTS INTECH s recent experience in hospitality projects runs the gamut from the renovation of an existing hotel, to the adaptive re-use of two historical buildings, to new construction from the ground up. It has included different delivery methods, including Design/Build, and a range of hotel brands. The lessons learned from our experience include the importance of quality control throughout the lifetime of the project beginning in design and going all the way out to delivery and occupancy. The second lesson is that controlled room turnover is essential for a smooth transition to an operating facility. One tactic in speeding up the turnover process is an early start on the punch-list and the early assembly of all closeout documentation within weeks of the Grand Opening. SONESTA HOTEL PHILADELPHIA The Sonesta Hotel, located at 18th and Market Streets in Center City Philadelphia, underwent a major renovation including complete upgrades to 435 guest rooms and major renovations to corridors and public spaces. The new lobby includes an art themed bar and lounge area, centered around a striking art gallery. Guest and visitors are welcomed to a new café at street level, and renovated ballrooms and meeting spaces provide fresh energy for events of all types and sizes. Guest accommodations are completely refreshed. The rooms echo the re-design in the building, with a nod to its location in the heart of Philadelphia s Central Business District. The new finishes and amenities are well coordinated and assembled with care. The corner of 18th and Market Streets will be illuminated with a new canopy and entrances befitting this busy intersection, and complementary to the new life behind its doors. From top to bottom, the Sonesta Hotel has created a new vision of hospitality in Center City. Equally important was their understanding that throughout the project we were an operating hotel - they made every effort working with hotel operations to ensure that our guests were not disturbed. 3 COURTYARD PHILADELPHIA SOUTH AT THE NAVY YARD The Courtyard Philadelphia South is the first hotel in The Navy Yard. The Navy Yard is home to a diverse mix of office, industrial, manufacturing, and research and development tenants. This dynamic, mixed-use urban development includes waterfront amenities and great public spaces with a focus on historic preservation, sustainability, and smart growth. The five-story hotel offers 172 rooms and 1,800 square feet of meeting space as well as a variety of dining options including both indoor and alfresco. Although unusual for a Courtyard Marriott, the building s facade reflects the Navy Yard s focus on high tech, notable architecture. The building itself is a steel stud-framed bearing wall structural system over a steel podium. The exterior wall is a combination of rain-screen aluminum panels and a field-applied porcelain tile on a back-up exterior wall system. Environmentally conscious landscaping complements the LEED Certified building. The project was delivered through a Design/Build methodology. INTECH s staff worked closely with the Owner and Design team to ensure all budget and delivery goals were met. Owner: Ensemble Real Estate Services, Inc. 4 HOTEL MONACO The historic Lafayette Building located adjacent to Independence Mall in Philadelphia was converted into a Hotel Monaco, a luxury boutique hotel brand with 270 rooms, an upscale restaurant, ballroom, and over 12,000 square feet of meeting space. The signature Hotel Monaco theme is brightly-colored whimsical space focused on the world traveler. Historic preservation work on the façade included repairs and repointing of the masonry, terra cotta, and stone, removal of non-historic materials, and cleaning of the entire façade. The balconies required structural stabilization and the reconstruction of damaged or missing terra cotta elements. On the interior of the building particular attention was paid to the rehabilitation of the historical elevator lobby, and the incorporation of a new canopy into the entry colonnade. Given Kimpton s eco-friendly focus, the Hotel Monaco implemented environmentallyconscious practices into its design and operations. This project achieved LEED Gold Certification. 5 HOTEL PALOMAR The historic 26-story Architects Building in Center City Philadelphia has been converted into the Hotel Palomar, a luxury boutique hotel. The first two floors include a restaurant and reception spaces. There are 20 floors of typical guest rooms. The top two floors consist of meeting rooms and a ballroom. Originally completed in 1930, the building required extensive restoration, particularly on the historically-certified façade. The exterior of the building underwent a major rehabilitation including reconstruction of the parapet, brick replacement and repointing, terra cotta tile replacement, and the replacement of steel lintels at the windows. In addition, the original steel windows were replaced with modern windows with historic profiles. On the interior, the original second floor lobby with its original tile walls and plaster ceiling was preserved and restored, and the original ballroom and library were also rehabilitated to allow their incorporation into the design of a modern hotel. The logistical challenges were significant during construction due to the building s tight urban site, and were intensified by the removal of a 245-foot antenna that sat atop the building s roof.
